The Grange - Lower Barn Farm, Bodiam, East Sussex

The Grange at Lower Barn Farm is a quirky, rustic, converted detached barn designed with a touch of industrial components which makes for an ideal rural getaway. 70 acres of rolling country side and wooded grounds on the Kent and Sussex borders, complete with idyllic fishing lakes, are just waiting to be explored. There are woodland walks, an abundance of wildlife to be discovered and even the 14th century Bodiam castle, a 5 minute ride away, if you’re lucky you might even spot a kingfisher.

Unwind in the rooftop Hot Tub after a day of wandering the Bluebell Woods, playing Crazy Golf on site, exploring the nearby Ashdown Forest or the local Vineyard for Wine Tasting or enjoying the onsite Ice Cream parlour. The bus boasts a super comfy double bed downstairs and European sized bunks up top! Heating upstairs & Down, as well as heated blankets to keep it nice and cozy in the colder months! Large deck and sun-loungers by the swimming pond. We use the garden too, it’s part of our home but there is plenty of opportunity for privacy.

Perfectly located to explore the Kent/East Sussex border with a footpath taking you directly to Bewl Water. Facilities include indoor kitchenette, full outdoor kitchen, fire pit/BBQ, internet, private shower and flushing toilet. All located on a massive 170 square metre private and fenced pitch.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
