Puncheur Place is a semi-detached cottage on a private Estate in the middle of cycling country at the foot of Ide Hill nr Hever. It is quiet yet accessible to dozens of pubs/golf. It is an excellent base for walking and there are many places of interest to discover such as Penshurst Place, Chiddingstone and Hever Castles with fantastic local pubs along the routes.

The property is also NOT SUITABLE for infants, children or pets. Two adults only.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

Historic castles, vineyards of Sussex, Royal Tunbridge Wells Spa town is a short drive or even a walk away. The house is in a rural setting with great walks and some excellent pubs along the way.
