Adorable 1929 two-bedroom Spanish bungalow right at one of the few pedestrian accesses to the beautiful up-and-coming LA River. A cozy, homey retreat in the hippest neighborhood in LA -- the charming, walkable, foodie destination of Atwater Village!
Our home is an easy 10-15 minute walk to Glendale Blvd -- a very lively and community-minded strip of amazing restaurants, coffee, boutiques and more. And Atwater is the perfect jumping-off point for the rest of your LA adventure!
Our Spanish bungalow/casita is on a quiet cul-de-sac street that ends at one of the few pedestrian path entrances to the Los Angeles River in Atwater Village. Original windows and wood floors, curved ceilings -- our house is vintage, charming and cozy, and we've loved decorating it in a happy, comfortable and eclectic style. Our home was even featured in Apartment Therapy's Small Cool Contest a couple years ago! We lived here before just turning it over to you, and moving into the back house, so we know all the ins and outs.
The house is about 700 square feet, with 2 bedrooms and a jack-and-jill bathroom (meaning each bedroom has access to it). The front bedroom has two retro-style twin beds, and the center bedroom has the queen bed. The queen bedroom has a full empty closet and dresser, and the twin room has an empty built-in half-height closet and dresser. Bonus: the twin room is strangely fully soundproofed (great for kids)!
The kitchen is a small but full kitchen at the back of the Casita -- stove, microwave, coffee makers, plates, utensils, etc. If you find you need something extra, ask me, I probably have it for you to borrow.
The LA River runs alongside the 5 freeway, and you can see the freeway in the distance at the end of the street. Any freeway noise outside is faint (standard LA noise).
The front yard is in the process of being landscaped, and you're welcome to have a sit on the porch and watch the people and dogs on their way to walking the River!

The entire front house is yours to enjoy, including the front porch. Guests do not have access to the backyard, but the LA River bike and walking path is about 20 paces to your right. Better than a backyard, we say.

We live in the back house (with our 2-year-old son and 7-year old dog), so we're usually on site daily (unless we tell you otherwise), and are ready and willing to help and guide as needed.
You do have complete privacy in the front house however, and though you might see us passing by outside, that's about it. Unless you need something. Then we're there. We also usually park our cars in the driveway that runs alongside the house.

The new flatscreen TV has Apple TV (Netflix & Hulu, etc), a DVD player (and DVDs) and local antennae.
There's a bazillion board games, DVDs and art books to keep you busy, old-school.
Our small dog, Mr. Furley, lives with us in the back house. We'll keep him away from you, unless you and he fall in love.
We're parents and might be able to help with childproofing or lending baby things as needed -- just let me know and we'll try to help out.
Air conditioning window units are installed in each bedroom in the summer. The ceiling fans in each bedroom are quite helpful with cooling as well, and we also have standing fans to use as needed. There is a wall heating unit for cold days.
Parking: We just ask that if there's easy street parking, take that first, and if not, we can share the driveway with you. Thursdays and Fridays are the tough street parking days because of street cleaning.
For a fifth guest, we set up a folding guest bed, in either the twin bedroom or the living room, whichever you prefer. The guest bed is a Night Therapy Weekender Elite Folding Guest Bed, if you'd like to look it up.
Please note there is not a washer/dryer available to guests, but we recommend the Laundry Room of Atwater Village -- for both in-house and drop-off laundry service.
Check in time is 4pm, unless we don't have guests right before you. Check out time is 11am, unless we don't have guests right after you. We can often be flexible -- just ask!
We are very amenable to longer stays (meaning more than 30 days), and we're happy to adjust terms and conditions for that -- just write me and we can discuss your needs!
We are often amenable to small or small-ish film shoots. Write me a message to discuss.
We welcome all races and ethnicities, all religions, all countries of origin, all gender identities, all sexual orientations, all abilities and disabilities, all spoken languages, all ages, everyone. We stand here with you, you are safe here.
The basics -- respect it, let us know immediately about any time-sensitive problems, be calm, be safe.
Absolutely NO SMOKING of any kind anywhere on the property. This includes outdoor areas as well -- NO SMOKING on front porch, in driveway or yard. If a member of your party is a smoker, this is probably not the house for you.
We'd love it if you'd remove your shoes inside the house -- there is a mat for them just inside the door.
We do allow your clean, well-behaved dog(s) to stay with you. Clean up after them, and they must be leashed at all times when outside the walls of the house. No other animals besides dogs -- our dog would freak. Please also let me know ahead of time about your dog(s) -- breeds, size, etc. We might make exceptions, but probably no more than 2 dogs.
Please be conscientious about energy use -- turn off lights and heating/cooling units as you are able, especially when leaving the house. For the planet.
Please be very considerate of noise level and behavior, particularly when arriving or leaving during nighttime hours. We live in a pretty tight residential area, and want to keep our neighbors happy.
Do not enter unapproved areas (backyard) without permission.
No open flame -- candles, incense, etc.
No (loud) gatherings unless pre-approved.
No illegal activity.
Guests may not use our home address as a permanent/mailing address or to establish residency.

We are a creative, calm, respectful, no-drama couple. Kirstin is an actor and university adjunct faculty and Jeff is a creature effects artist. We live in the back house of the Casita with our toddler son and our small fluffdog Mr. Furley. We're honored to be true Airbnb hosts (and Superhosts!) -- this is our personal home and we're onsite to help and host you, although we leave you alone unless you need us!
We've both lived (Kirstin in Japan and Jeff in Ireland) and traveled overseas, and we love welcoming travelers from all over the globe in our home! Kirstin is from Tucson, Arizona, and Jeff is from Monterey, California. Kirstin speaks some Spanish and Japanese.
We've lived in Atwater Village for 7 years now, and all over LA for almost 20 years, so we're ready to give you directions and the scoop. We love LA! Especially all the communities of Northeast LA.
