Orchard barn is a brand new barn conversion, it is located at Woodhayes a family owned farm set in the Blackdown Hills and area of outstanding natural beauty. The barn has been converted to a high standard, it is rated 4 star by Visit Britain.


The barn comfortably sleeps 6 with room for 2 more. There is a large orchard 50 meters from the barn where you can relax, enjoy stunning views or have an early evening BBQ.

Walk through the 150 acre farm, experiencing ancient parkland with 300 year old oak trees, 16 acres of ancient woodland with winding tracks and ½ mile of river. The farm adjoins Dumdon, a National Trust Iron Age hill fort. Cows and sheep are present on the farm. The coast is 12 miles away and we are very close to a number of exciting walks. Fiona and Greg Page-Turner are close by and will be delighted to help you enjoy your stay by getting the most out of the farm and the local area.

The Barn provides high quality holiday accommodation only a short drive from the beautiful Jurassic Coast. Arranged over three floors the house has been designed to make the most of the available space with a large sitting room on the top floor, an open plan kitchen, dining and sitting area (with cosy wood burner) located on the ground floor and with the three bedrooms situated in between. The bedroom accommodation includes one bedroom that can be made-up as either a double or twin room so that the house can comfortably cater for two sets of couples in double beds as well as for family groups. There are two separate bath/shower rooms as well as a ground floor cloakroom with W.C. The second floor sitting room includes sofa beds that, if required, can extend the maximum occupancy to 8 guests. Outside, opposite the cottage, there is a large orchard garden with a seating area, including garden furniture and a barbecue. The garden area enjoys stunning views across the valley, making it the perfect spot to sit and relax after a day spent exploring the local attractions. This property is a great choice for those seeking a quiet rural location with easy access to the nearby coast.

The barn conversion is quietly situated in the farm courtyard adjoining a large farmhouse where the owners` family offer bed & breakfast accommodation. The farm is located just a couple of miles outside of the bustling East Devon market town of Honiton, with easy access to the stunning Jurassic coast about 15 miles away. Although quietly tucked away from main roads the farm is easy to access by car and perfect for those wishing to explore the local area`s many attractions. Walkers and cyclists are also very welcome and the house includes lots of information about footpaths and local routes. There are extensive walks through 150 acres of farmland, including 16 acres of ancient woodlands to explore, and the River Lupp which adjoins the farm. There is an excellent local walk to the Dumdon Hill Fort, which is a National Trust Iron Age fort.

Ground floor: A few steps down to open plan living area with TV/DVD and wood burner, dining area and open plan fitted kitchen with electric double oven & hob, fridge/freezer, microwave and dishwasher. Utility cupboard and installed washing machine. Stairs up to first floor: Bedroom 1 with king size bed (some restricted head height in this room). Shower room with shower cubicle and W.C. Bedroom 2 with a super king size (6`) double bed (or can be made up with twin beds - please confirm requirements when booking). Bathroom including; a bath, separate shower cubicle and W.C. Bedroom 3 - Twin beds. Second floor: Lounge/sitting room with wide screen TV/DVD. This room includes 2 sofa beds that can extend the sleeping number to 8 (£75.00 supplement per person payable - please inquire if required before booking) Outside: Opposite the cottage, across the courtyard is a large, private orchard garden with furniture and a barbecue.

Central heating and seasonal logs for wood burner included. Bed linen and towels included. Please bring own beach towels. Travel cot, highchair and a safety gate available on request - please note that there is limited space for a travel cot in the bedrooms. Please confirm if twin or double bed required in bedroom 2 when booking. Sofa beds available in third floor lounge at a supplement of £75.00 per person per week to allow a maximum occupancy of 8 guests - please inquire before booking. Wireless internet access provided.

This is an amazing location surrounded by beautiful countryside and views from the grounds. The barn is comfortable and well equipped and Gregg and Fiona kept us well informed and made sure we had everything we needed without being intrusive. I would recommend it highly.

Fiona welcomed us with a confirmation email, and there was a welcome tray of tea milk etc. They left us do our own thing from the well equiped house which was great and seemed to be on hand if were to need them. A very well located base near Honiton to explore Devon, both north and south. The house is in a rural location but is in a small farm business park so is not as remote as we expected, but the house itself is excellent.

We booked the cottage because we were going to a wedding a Deer Park. The cottage was in a good location with only a short drive to the town's high street and the wedding venue. The owners were very helpful in providing local taxi numbers before we arrived as we were not from the area. The cottage was a nice size for 6 adults to stay in comfortably and they made the cottage very welcoming by leaving bread, milk and tea and coffee. We really enjoyed our stay and would stay here again.

We had a great stay. The cottage was beautiful, the setting gorgeous just as described and shown in the photographs. The children loved being in a farm environment and going for walks to look for animal footprints. Greg and Fiona set up everything for us perfectly. They even very kindly left bread, milk and jam for our morning breakfast. I would highly recommend this cottage.

We had a fabulous Christmas at orchard barn, the cottage was extremely spacious for 6 of us, and there was a very well equipped kitchen to cook our Christmas dinner. The walks were splendid and beaches not far away, sidmouth was 20 mins away and allows dogs in the winter months Fiona was fabulous and looked after us throughout our stay and giving us bits and bobs that we had forgotten! The under floor hearing made sure we were all toasty and the wood burner was very effective! Was a perfect get away we thoroughly enjoyed ourselves

Greg grew up at Woodhayes and knows the area well. Fiona is from Cumbria and Orkney. Greg is an art dealer and agent for artists and hopes to open a modern art gallery at Woodhayes late next year.
