This is a bright efficiency studio (meaning no kitchen) with a beautiful urban city view right in the living room! Located on the top of a six floor building with elevator access. The apartment has a full size bed, a kitchenette area equipped with 2 mini fridges, microwave, and kitchen table. The living room area has two sofas both pull out to beds one of which has a queen size pull out bed and the other a twin pull out bed. Centrally located in the little Saigon neighborhood which has bus routes 38, 31, F, the 19 the 47 the 49 and the 5. lines near by within walking distance. Near Union Square as well as the Asian Art Museum and Civic Center which hosts many festivals and parades. The underground muni, and bart stations are a short walk away. Close to many popular bars and restaurants well known on Polk St. i.e. Brenda's, Olive Bar, Hemlock, Swan Oyster Depot, Saigon Sandwich, and Turtle Tower. I think what makes this place special is that you get the diverse urban feel of what makes up a San Francisco neighborhood. From the influence of street artist to immigrants and everything in between!

Pluses- nice, albeit basic, studio with good views. Pretty quick walk from Civic Center BART stop. Easy to figure out how to get to other parts of SF. The apartment entrance is gated, and there is a elevator that worked...most of the time.
If you are worried or concerned about being surrounded by homeless people and shady looking characters, just be warned, this studio is in the heart of the tenderloin. I'm used to big cities, so it didn't really bother me but walking to and from this location at night can be an adventure in catcalls and outbursts. I never felt like I was in any real danger, but I just kept my head down and avoided eye contact. It's all part of the SF experience!
Nick and Zaria were very nice and the apartment is clean and well kept. It's missing a couple of conveniences but everything ESSENTIAL is right there. The location is not for everyone, but if you're looking to see some of the REAL San Francisco (and not just downtown) then you would do well to walk around the neighborhood in the early morning or early evening.
The apartment itself is quiet (given the central location) and it's not a bad walk there from the downtown area. Straight shot up Ellis St.

Nick was very nice and a joy to interact with. Check-out was very flexible, and so was the whole stay. The studio is lovely, with a great, pleasant main room fitted with comfortable sofas facing a big and nice picture window. Certainly a very nice place to chill and rest. Bathroom is very functional and even came with a whole set of soaps, shampoos etc. Nice touch! Only the bedroom is very small, barely enough to fit the bed itself, which proved if a little squeaky, but no big deal. All in all, then, a very nice place, decorated with taste. And I forgot to mention hefty TV selection and Wii ;-)
I did hear the elevator that other guests mentioned but it did not bother me at all. The location near/in Tenderloin might be a source of surprises but I won't dwell on that as I never ever had problems there (being courteous and respectful to all gets you far I suppose).
In summary, I recommend that place and Nick&Zaria wholeheartedly!
Nick and Zaria were friendly hosts and the place was exactly as described. The studio is perfect for short stays, well priced and is well situated. It was easy enough to walk to Union Square and thus begin the exploring of the city from there.
We were not only visiting from out of town but also from another country and the fact that Nick and Zaria were in constant contact shows not only professionalism on their part but is so helpful and reassuring when trying to navigate your way in to meet up.
I would stay here again when I come back to SF.
This apartment is a great deal. It is truly located at an ideal starting point no matter where your daily tourist agenda takes you. The view from the window is lovely. Nick is a gracious and responsible host.

We had a great stay at this apartment! Nick was super nice and helped us with every question we had! One of the best hosts we had so far! He even let us extend our stay for one more night because we had troubles with our rental car. Thanks again Nick!
The apartment looks exactly like in the pictures. The new couch is very nice and the apartment was very clean when we arrived. We had no problems with the homeless people on the street. Yes there are some but it's because there is a shelter on our street where they can get one hot meal per day. If you want to avoid them just go one block up and walk on that street, we did that sometimes (especially at night).
The apartment has paper thin walls which is sometimes disturbing because you can hear the elevator which is near to your bedroom but after a few days we didn't really hear it anymore. We loved the big window and the short walk to Union Square/Powell Station!
We would stay here again next time we are in SF!
