This is our cosy garden room, fresh and bright. This is a friendly and relaxed house where you will feel comfortable and welcome.
Come and stay with us in our clean lovely house ten minutes from the beach and the famous Laines in the heart of the city. We're near beauty spots with easy access to lovely country walks and also the town centre with its many attractions including restaurants, shops, cinemas, pubs, wonderful architecture, theatres, Brighton Pier and our new 'eye in the sky'. Brighton Gay Pride is celebrated every August and each May the Brighton Arts Festival takes place.
TRAVEL: London is just 48 minutes by train. Newhaven ferry for France and Ireland is 15 mins away and Gatwick airport is easy and quick (30 mins) to get to from Brighton station. For drivers the A23 is 7 minutes away by car which leads to the M23 for Gatwick airport and London. The small airport of Shoreham for flights to France and beyond is 20 minutes away.
All mod cons and amenities, excellent transport links close by including a frequent 24hr bus. The area is safe and friendly with free parking.
PRICE INCLUDES: All bills, fresh bedding, clean towels, wi-fi, coffee, a choice of teas and continental breakfast. We're happy to do your laundry for a small fee and our newly refurbished kitchen is available for your use. We have two fridges and a freezer for guests.
CONTINENTAL BREAKFAST: Everything is laid out for you each morning including juice, tea, coffee, cereals, yoghurt, a choice of spreads and toast. We are happy to provide soya milk and wheat free bread.
The room is bright and clean, overlooks our sunny garden and sleeps 2 comfortably. If you're a group you can book all three rooms subject to availability. Each room has its own thermostat for heat control. some beds can be arranged as double, single or twin to suit. We have brochures and board games for your use.
We often have international teachers stay for courses at the University of Sussex as it's nearby.
The immediate area has small local shops for basic groceries etc - open till 2am. A local cafe with a choice of cooked breakfasts and lunches is open every day. An off-licence, two outlets for hot food to go, plus a large supermarket and a local pharmacy are all local to us and are open late all year round.
We have a sunny garden for lounging or eating al fresco. You’re also welcome to smoke in the garden - (but not in the house thank you.) There is plenty of storage in the kitchen, bathroom and bedrooms.
We've friendly and relaxed and have hosted visitors from all over the world, and we look forward to welcoming you to our lovely city by the sea.
Please note this is not a party house and we do not accept hen or stag parties. The bathroom and kitchen are shared and you may find yourself chatting to other guests and perhaps having tea in the garden together. Some nice friendships have blossomed in this way :-)

I stayed in Rose’s place in January and have really enjoyed my stay. Rose is a generous and very caring host and her place is a real home for guests - there is use of a good kitchen (which was brilliant) and relaxed living space. The room was perfect; a very comfortable bed and lots of storage space (good wardrobe along with additional cupboards). I had a lot of belongings with me and they fit comfortably in the storage space. The bathroom has a great shower – good water pressure and very clean bath/shower. There is even more storage space for guests in the bathroom. The kitchen is great, with excellent oven with 4 gas hob and fridge space for your own food. The location is very good for University of Brighton, which is practically on your doorstep, and for the University of Sussex, which is 10 mins by bus (and the No 25 bus is very frequent; it’s every 5 mins during the day). For city centre, it is only 15 mins by bus or 6 mins by train to Brighton station (and Moulescombe train station is 5 min walk). This was my first experience of Airbnb and I couldn’t have been more fortunate. Rose was so accommodating and helpful– very happy with my stay and would definitely stay again. Thanks Rose!
We arrived late at that night and Rose picked us up from the train station, how thoughtful of her! Although we didn't spend much time with Rose by our side much because we visited Brighton among Xmas holidays and rose went away to stay with her family. We enjoyed every minutes staying inside of Rosa's house especially when it's raining and windy outside, her place is cozy, tidy and feels a lot like home. Thank you Rose! If we are going back to Brighton, we definitely choose to stay at Rose's place again!
My stay with Rose was great. The house is on a quiet street with easy parking, but near to the buses and trains too. The breakfast table was ready every morning. My room & the house was clean with a lovely large bathroom. Thanks Rose, I'd stay there again anytime.
My stay at Rose's was great. I slept really well and breakfast was laid out for me every morning. The house is clean, quiet and it was nicely decorated for Christmas. I was ill during my last day and Rose took great care of me :)
