This is our cosy garden room, fresh and bright. This is a friendly and relaxed house where you will feel comfortable and welcome.
Come and stay with us in our clean lovely house ten minutes from the beach and the famous Laines in the heart of the city. We're near beauty spots with easy access to lovely country walks and also the town centre with its many attractions including restaurants, shops, cinemas, pubs, wonderful architecture, theatres, Brighton Pier and our new 'eye in the sky'. Brighton Gay Pride is celebrated every August and each May the Brighton Arts Festival takes place.
TRAVEL: London is just 48 minutes by train. Newhaven ferry for France and Ireland is 15 mins away and Gatwick airport is easy and quick (30 mins) to get to from Brighton station. For drivers the A23 is 7 minutes away by car which leads to the M23 for Gatwick airport and London. The small airport of Shoreham for flights to France and beyond is 20 minutes away.
All mod cons and amenities, excellent transport links close by including a frequent 24hr bus. The area is safe and friendly with free parking.
PRICE INCLUDES: All bills, fresh bedding, clean towels, wi-fi, coffee, a choice of teas and continental breakfast. We're happy to do your laundry for a small fee and our newly refurbished kitchen is available for your use. We have two fridges and a freezer for guests.
CONTINENTAL BREAKFAST: Everything is laid out for you each morning including juice, tea, coffee, cereals, yoghurt, a choice of spreads and toast. We are happy to provide soya milk and wheat free bread.
The room is bright and clean, overlooks our sunny garden and sleeps 2 comfortably. If you're a group you can book all three rooms subject to availability. Each room has its own thermostat for heat control. some beds can be arranged as double, single or twin to suit. We have brochures and board games for your use.
We often have international teachers stay for courses at the University of Sussex as it's nearby.
The immediate area has small local shops for basic groceries etc - open till 2am. A local cafe with a choice of cooked breakfasts and lunches is open every day. An off-licence, two outlets for hot food to go, plus a large supermarket and a pharmacy are all local to us and are open late all year round.
We have a sunny garden for lounging or eating al fresco. You’re also welcome to smoke in the garden - (but not in the house thank you.) Some storage space is available for guests in the kitchen and bathroom.
We've friendly and relaxed and have hosted visitors from all over the world, and we look forward to welcoming you to our lovely city by the sea.
Please note this is not a party house and we do not accept hen or stag parties. The bathroom and kitchen are shared and you may find yourself chatting to other guests and perhaps having tea in the garden together. Some nice friendships have blossomed in this way :-)

We are happy to collect you from Brighton station by arrangement – just a few minutes by car.
You have access to the garden, lounge/diner, kitchen, bathroom and your own room.
If we're in the garden please join me for a drink :-)
Local shops, friendly neigbours, excellent transport links, easy to get into town and lovely countryside.
Public transport is excellent - to Town, to London, to Lewes or to Gatwick Airport.
Many of our guests travel from abroad. I'm happy to collect you from Brighton station where possible, but please organise in advance.

Fantastic stay in Brighton for three nights, Rose could not have done any more or been any nicer if she tried. Felt very at ease and thoroughly enjoyed my stay here. I'll be back for sure!
Rose is a wonderfull and warm host. She gave a lot of usefull advise about the neighbourhood. Without which I would never have found the beautiful park to run in. We had lovely chats during our stay and her cute dog (Choccy) provided us with lots of cuddles in the kitchen. The breakfast was very nice and varied. A tiny but very comfortable room and a great bathroom made it a pleasure to stay at.

Rose is a very helpful host. It was a nice stay with her, and the room is very clean and comfortable.
This was the second time I have stayed with Rose, Her house is always so welcoming as is she. A short bus ride to Brighton, it is my favourite place to stay. I will be back in the summer Rose and looking forward to a glass of wine and a catch up, with you in your pretty little garden.
