Our spacious flat can easily accommodate up to four people with a full sized double sofa bed with an organic bamboo memory foam topper in the large living area and a double bed with brand new memory foam mattress in the quiet bedroom that has a garden view. Perfect for singles, couples and families.
The flat includes a dining area that seats four, plus a well equipped separate kitchen with fridge freezer, gas hob oven, dishwasher, washing machine, microwave, kettle and Dualit espresso coffee machine. There is gas central heating with unlimited hot water on demand. Internet access is available via both a Smart TV and laptop in the flat.

Guests will have full access to the entire one bedroom flat including a super spacious living area, fully equipped kitchen, family bathroom with shower over bath and a balcony. You are welcome to help yourself to any food in the flat such as tea, coffee, spices, cooking oil etc. All cleaning products are on hand together with laundry liquid, a vacuum cleaner, iron and ironing board. A hairdryer is also available. There is also plenty of storage space with the hallway cupboards, wardrobe and bedroom chest of drawers all available for use.
As we are away from the flat a lot we have a friendly, professional company manage and clean the flat for us. We are, however, always on hand to answer any questions you may have about the local area or address any issues that may arise during your stay.
Diagonally opposite the flat on Western Road is both a fantastic independent bookshop and one of the few remaining post offices in the city. Why not send a postcard home? For a picturesque walk to the beach, simply take a right on Western Road and walk along to Brunswick Square. You can then walk down to the sea via the Brunswick Square gardens. While in Brighton you must also visit St Ann's Well Gardens just north of the flat. It's a small beautiful park with winding paths, a fish pond, tennis courts, bowling green, children's play area and a café.
If you like your foodie treats you will be in heaven as not only are you across the road from The Real Patisserie. Further afield, don't miss the incredible cakes at retro tea shop Treacle and Co (64 Church Road) and yummy cupcakes at Angel Food Bakery (20 Meeting House Lane, The Lanes).
Restaurants, Cafés and pubs
Recommended places to eat at on Western Road are Koba and The Mad Hatter. Further afield on East Street, in The Lanes is award winning vegetarian restaurant Terre a Terre. Nice pubs close by include The Paris House (on Western Road across the street), The Coopers Cask (3 Farm Road), and The Lion and Lobster (24 Silwood Street). For a more quirky place to drink try The Bee's Mouth (a few minutes left and across the street on Western Road).
The best coffee close by can be found at The Small Batch Coffee Company (5 mins walk to the left on Western Road opposite Bankers on the corner of Norfolk Square). Alternatively, try the new flat white at Starbucks (five minutes to the right on Western Road and opposite the Patisserie Valerie).
There are numerous supermarkets on Western Road, the closest being The Co-operative Food just one block away to the left. A small Tesco and Sainsbury's are five minutes walk to the right and a full size Waitrose seven minutes to the left. Alternatively, the Buy2Win across the road is open all hours and sells a remarkably diverse range of products.
The very central location means that everything in Brighton Is accessible on foot. The beach, restaurants, pubs, cafes, one of Brighton's best parks and two fantastic french patisseries are all within a few minutes walk. Brighton railway station, The Lanes, The North Laine, the Pavilion and Brighton Pier are within a 15-20 minute walk. The flat is also on a direct bus route to many locations including Rottingdean, Shoreham, Kemp Town, Brighton train station, Brighton racecourse, the Universities and Falmer (Amex) football stadium. Connecting buses (change at Churchill Square) go to Eastbourne, the Marina, Devil’s Dyke, Lewes and Tunbridge Wells.
We are allowed by the local council to purchase a limited number of guest parking permits which allow parking on the street for 24 hours. Please let us know if you require parking permits at the time of booking. There is a charge for these permits and we cannot guarantee availability due to their limited nature.

As with any centrally located property, street noise can occasionally be heard from the front room where the sofa bed is. The bedroom, however, is a pleasant oasis of quiet. Brighton is a cosmopolitan, vibrant city that attracts a diverse range of people which can include the occasional street drinker or partier. The Brunswick Conservation Area that the flat is located in is a safe one popular with families that we have happily lived in for many (website hidden) Patrick’s Church across the road from the flat is well known for its brilliant work with the homeless in Brighton and is both a fully functioning church and a long stay referral-only hostel.
We pride ourselves on a smoke free environment. That means there's no smoking even on the balcony or entrance to the flat. Due to ongoing issues we no longer allow guests who smoke and we will withhold the damage deposit if there is any smell of smoke in the flat.
While Brighton is a great party town, our immediate neighbours are quiet and it's important we stay quiet for them. Alas, we can't allow any loud music or gatherings in the flat.
Due to restrictions of our lease there is also strictly no pets allowed.
We stayed in the flat for a period of 7 1/2 months and found it to be quite good in terms of its location and the nearby amenities. It is a reasonably spacious flat and we were able to comfortably sleep three with an extra guest on occasion in the living room fold-out bed.
The flat is a bit 'tired' and could use some repairs and attention as well as a thorough cleaning. It is also adjacent to a church which has a hostel for street people who can get quite loud as they sit outside on warm nights.
Stephen (host) responds quickly to all messages and uses a local service provider to manage the flat.
We are really glad you enjoyed the location and spaciousness of our flat! We always appreciate honest feedback and were glad you gave us the opportunity to repaint the sash windows in the bathroom and kitchen during your stay. It is our intention to repaint the rest of the flat's windows as soon as possible working around our upcoming guests. After your stay we also bought a brand new super comfy memory foam mattress for the bed, all new pillows and upgraded the sofa bed with a memory foam topper and new cover. We also took your concerns about the cleanliness of the flat seriously and immediately employed a new cleaning and management company upon your departure. We are sorry the people outside the Church opposite were loud on warm nights. It is an aspect of being in central Brighton that we have no control over and have always been clear to mention this in our description as we like to be as honest as possible! Finally, thank you for the care you gave our flat during your stay, it was lovely to arrive home to the place looking as we left it.
We had a lovely stay in the flat for five nights with our two year old daughter. It was fully equipped with everything we could want, including a box of toys, child high chair seat and cot. Very family friendly. It's also really spacious and in a fabulous location. Would definitely recommend this as a great place to stay. Great communication from the hosts too!
Lovely flat and so perfectly located - near enough to all the action but lovely peaceful street (which was handy as it was Pride weekend!). Short stroll towards the beach and loads of great eateries and pubs nearby. Debra and Stephen were super helpful in their communication with us. Would love to come back next year! Thanks :)
I stayed in Debra and Stephens apartment with my 2 and a half year old daughter for 5 days this summer. The flat is absolutely beautiful, with a very nice venetian feel and a very tasteful selection of framed pictures/prints. A minute after we had arrived at the flat, the guy who was giving us the keys turned up and showed us the flat which was well organized and perfectly clean. In the hallway there was a handy little booklet of info which answered all of my questions.
Before we went to stay we had quite a bit of contact with the hosts which where always friendly and helpful, and sent me many tips for where to take my 2,5 year old in Brighton (the play area by the beach became her favorite as there was some quite hot days). The flat is central as it is on a road right of Western Road and everything we wanted to do was within walking distance.
It was pleasant stay. Great location and cozy enough for the comfort stay. Flat was clean and neat. Everything was well-informed from the very beginning and there was fast wi-fi which makes our stay more comfortable. Thank you!
I had a nice stay in the flat in Brighton. The hand over was slightly rushed but there is a good handbook that is written with care and gives a good insight into the area.
