Studio has a little kitchenette with microwave, fridge, toaster and very basic utensils.

Stroll to breakfast at Sweet Sue's for the best (and biggest!) pancakes north of the Mississippi, Brios has great wood fired pizzas, and Ricciardella's has the classier cuisine. The Phoenicia Diner on Route 28 was just written up in Vogue Magazine and Tavern 214 is awesome. Drive 10 minutes to dinner at The Peekamoose for locally sourced produce cooked with love and flair in a beautiful setting. The world class Emerson resort and Spa is three minutes away and boasts the wonderful Phoenix restaurant as well as offering an array of spa treatments. Enjoy a latte and free wi fi at Mama's Boys Coffee Shop, rent a bike at Mike's Bikes or find something surprising at The Mystery Spot or The Home Store. Well behaved dogs welcome for additional $20 per night per pet. The courtyard is fenced off so it is possible to let dogs outside off leash. The Parish Field out the back of our properties is perfect for dog (and human) walking- it accesses the clearly marked Tanbark Trail which takes you up into the mountains and offers wonderful views of Phoenicia and surrounding mountains.

4.The Rinnai heater is very efficient- just push the ON button, and before long the space will be cozy. Please turn it off before you depart.
6.Check in is 4PM. Check out is by 12PM on day of departure.
7. .Breakfast is available in town at Brios, Sweet Sues (awesome famous pancakes!) and Mama’s Boy.
8..Basic Supplies can be purchased at the Phoenicia Supermarket. Wine at the Liquor Store at the far end of town.

12.There is a great hike from the field behind the property-- The Tanbark Trail (about 20 minutes for amazing views of Phoenicia). Turn right on Main Street/ first right at the supermarket- the field will be on your right. The trail is accessed from the back of the field (there is a sign).
13. Well behaved pets welcome for an extra fee of $20 per dog per night. No dogs to be left unattended in the studio. Please keep pets off furniture unless you bring a special cover. You will be charged for any damages caused by pets or additional cleaning required due to pets in the studio.

My wife and I had a wonderful and snowy two days in the romantic cottage. Our experience was amazing. The cottage was accommodated with almost everything you will need. The hot tub was wonderful. The cottage is very peaceful, quite and private. Yet it is right in town so you can walk everywhere and get everything you need without the need to drive. We would like to thank Kerry for being so kind all along and sharing this beautiful property with us.

We had an absolutely wonderful stay at Kerry's cottage. Everything was provided for our comfort. It was super cozy and a perfect place to enjoy the outdoors even in freezing January! We used the hot tub at 7 degrees and still enjoyed the cold air and mountain views. The little town has very thing you may need and we were pleasantly surprised by how good all the restaurants we ate at were. Can't wait to go back!!!!
Our stay was absolutely wonderful! The cottage is cozy, well kept, perfectly appointed and we loved looking up to that beautiful ceiling. We could not have been more comfortable. It was particularly cold the weekend we visited but the heat in the cottage was more than enough, as was the hot water (which is most important when coming from the cold). The hot tub was icing on the cake.
Kerry was really responsive before and during our stay, as well as accommodating when we got snowed in and needed to extend our trip. The best place to be stranded, by the way!
The burgers are great at Brio’s, just a two minute walk away. The supermarket is always open (even in a blizzard) and the everyone we encountered I town was super friendly. The is the perfect little getaway and I hope this was just the first of many weekend trips to this adorable cottage in Phoenicia!
Chose Kerry's place for a gift/writer's retreat for my boyfriend after our friends raved about the cottage. They couldn't have been more right. Kerry has created such a fantastic getaway. The cottage is lovely, and beautifully appointed - from tea to fresh towels. I could have stayed tucked into that comfy bed, staring up at the beautiful wood and skylights all winter. Boyfriend raved about the hiking, and we both had some of the best pizza of our lives down the street. A FANTASTIC place to get away.
What a warm, welcoming, cozy little cottage! It was especially freezing when my boyfriend and I checked in for a long weekend, but the cottage and hot tub kept us warm. Nothing beats sitting in a hot tub under the stars when it is 12 degrees outside! Easy drive to Hunter Mountain, Belleayre, Woodstock, and all the best of The Catskills. Would definitely stay again!
We had an incredible time!! The cottage was perfect. Such a relaxing place coming from the city. It's super clean and cozy. Very spacious and great lighting. We couldn't get enough of the hot tub! It was drizzly most of the days we were there but the fog was beautiful and the rain felt good while in the hot tub. The last day was sunny and dry so we were able to build a fire in the fire pit. Honestly we would stay longer if we could! Phoenicia is a great little town. Perfect Xmas getaway. We will be back!! Thanks for offering your lovely home Kerry.

I'm a festival organizer and opera producer- a sort of self styled "operapreneur". I started the The Phoenicia International Festival of the Voice a few years back and I now run the Kingston Festival of the Arts and Opera Theater of Kingston in my newly adopted favorite city- Kingston, NY.
We have two young kids- Edrick and Rosa. Edrick is 5 and a wild nature boy Rosa is 11 and is an amazing pop singer, fashionista and artiste. We moved from the heart of the countryside in Phoenicia to the "big city" of Kingston just a few months ago and loving it!
We have lived in many places around the world, but think Phoenicia is one of the most beautiful- the nature is astounding. Phoenicia is definitely one of the few remaining 'outpost towns'- somehow untouched by the rest of the world. It's sort of fun living over half an hour from the nearest mall, in a sort of semi-wilderness but only a couple of hours from the biggest city on earth!
Our new home, Kingston-is just 30 minutes from Phoenicia and has a perfect balance of city life, beautiful architecture and nature.
