Trailways bus direct from the Port Authority in NYC will land you within a couple of minutes walk from the studio.
Studio has a little kitchenette with microwave, fridge, toaster and very basic utensils.
Miles of pristine hiking trails await, easily accessible from behind the studio . Phoenicia is Old World Americana- a hidden gem of a town on the verge of rediscovery.
Stroll to breakfast at Sweet Sue's for the best (and biggest!) pancakes north of the Mississippi, Brios has great wood fired pizzas, and Ricciardella's has the classier cuisine. The Phoenicia Diner on Route 28 was just written up in Vogue Magazine and Tavern 214 is awesome. Drive 10 minutes to dinner at The Peekamoose for locally sourced produce cooked with love and flair in a beautiful setting. The world class Emerson resort and Spa is three minutes away and boasts the wonderful Phoenix restaurant as well as offering an array of spa treatments. Enjoy a latte and free wi fi at Mama's Boys Coffee Shop, rent a bike at Mike's Bikes or find something surprising at The Mystery Spot or The Home Store. Monthly art openings at the Arts Upstairs are a blast and classic movies and home grown theater take center stage at the Shandaken Theatrical Society Theater.Take a train ride along the Esopus Creek from the Railway Museum just around the corner.

Well behaved dogs welcome for additional $20 per night per pet. The courtyard is fenced off so it is possible to let dogs outside off leash. The Parish Field out the back of our properties is perfect for dog (and human) walking- it accesses the clearly marked Tanbark Trail which takes you up into the mountains and offers wonderful views of Phoenicia and surrounding mountains.

4.The Rinnai heater is very efficient- just push the ON button, and before long the space will be cozy. Please turn it off before you depart.
6.Check in is 4PM. Check out is by 12PM on day of departure.
7. .Breakfast is available in town at Brios, Sweet Sues (awesome famous pancakes!) and Mama’s Boy.
8..Basic Supplies can be purchased at the Phoenicia Supermarket. Wine at the Liquor Store at the far end of town.
9.There is a great hike from the field behind the property-- The Tanbark Trail (about 20 minutes for amazing views of Phoenicia). Turn right on Main Street/ first right at the supermarket- the field will be on your right. The trail is accessed from the back of the field (there is a sign).
10. Well behaved pets welcome for an extra fee of $20 per dog per night. No dogs to be left unattended in the studio. Please keep pets off furniture unless you bring a special cover. You will be charged for any damages caused by pets or additional cleaning required due to pets in the studio.

Kerry was a great host. He was very communicative up until and including our stay. The cottage was really cozy and exactly as advertised. We used the hot tub under the stars and it was a great experience. Phoneicia is a really unique town and a great place to explore the surrounding beauty of the Catskills from. Would love to come back during summer.
My boyfriend and I had a wonderful stay at the cottage. It was perfect- just as advertised. It was so cozy and within walking distance to everywhere we wanted to go. We loved everything about Phoenicia and will definitely want to return for another stay at Kerry's cottage. Maybe this summer!
Everything was great during our stay. It was as advertized. Quiet and peaceful cottage. Great place to relax. Bed was very comfortable and heat was more than adequate. The place was well taken care of and there were no hassles with booking it through the website. This was our first time using the website and I wIll be using it again in the future.
All restaurant recommendations were accurate. Although the sweet sue's place was closed during our stay.
Phoenicia is a great little town to visit. It is also conveniently located to other towns of interest and the cottage is in a great location within walking distance of everything to do within the town. It must be great as well in the warmer months as there are more outdoor things to do. I would recommend this cottage to any of my friends looking to visit the area. It is an easy getaway from the nyc area. Only 2 hrs drive and you're in a different world away from the hustle and bustle of nyc.
A friend and I stayed at Kerry's cottage during the week. The cottage was exactly as depicted in the pictures and very clean and welcoming. We had a great time and also utilized the hot tub (amazing in cold weather!). Kerry was very accommodating and responsive to any questions we had regarding the cottage or even spots around town. Several restaurants are closed Wed/Thus in Phoenicia, but we had a pleasant time at the cottage regardless. We would definitely recommend Kerry's cottage for a nice getaway and to unplug!
We had the absolute perfect experience in Phoenicia. A stay like we had at the cottage in Phoenicia is exactly why my wife and I use airbnb in the first place. The cottage was beautiful, clean, cozy and very private. The location is within walking distance to the heart of Phoenicia. We enjoyed looking up at the surrounding mountains from the hot tub during the day and the endless number of stars up in the sky at night. I was already discussing with my wife when we can come back. If you want peace and relaxation in the mountains then this is the place. Than you for having us, Kerry!
We had a great stay at Kerry's cottage in Phoenicia. The cottage is secluded and private, even though it is technically on the main street in town. Everything was clean, tidy, and as described in the post. The private hot tub is a real highlight. Kerry quickly responded by email and text to any questions we had. Highly recommend!
Our stay in Phoenicia was wonderful! Kerry's cottage provides all of the amenities for a perfect weekend in the woods. Utilizing the hot tub early in the morning and late at night allows for complete serenity and relaxation. We had a car and were able to explore not only Phoenicia, but neighboring and equally as charming small towns. We cannot wait to come back and see what else this wonderful place has to offer throughout all of the seasons!

I'm a festival organizer and opera producer- a sort of self styled "operapreneur". I started the The Phoenicia International Festival of the Voice a few years back and I now run the Kingston Festival of the Arts and Opera Theater of Kingston in my newly adopted favorite city- Kingston, NY.
We have two young kids- Edrick and Rosa. Edrick is 5 and a wild nature boy Rosa is 11 and is an amazing pop singer, fashionista and artiste. We moved from the heart of the countryside in Phoenicia to the "big city" of Kingston just a few months ago and loving it!
We have lived in many places around the world, but think Phoenicia is one of the most beautiful- the nature is astounding. Phoenicia is definitely one of the few remaining 'outpost towns'- somehow untouched by the rest of the world. It's sort of fun living over half an hour from the nearest mall, in a sort of semi-wilderness but only a couple of hours from the biggest city on earth!
