Woodstock Historic Artist Estate - The Cottage House
If you want to fall asleep to the stereo lullaby of frog croaks while watching the spectacle of fireflies competing with stars, this is the place.
Frederick Dana Marsh, father of the well known Social Realist painter Reginald Marsh, married Mabel Van Alstyne in 1930, starting a notable artistic partnership as the Van Alstyne Marsh Collection that was later acquired by the Smithsonian Institution. Their home was unique for Woodstock—'It was in the background of the Mona Lisa; a Van Gogh landscape; a train ride through Tuscany—ball shaped junipers; a pond that bracketed the house; expansive lawns; a gathering of birches. But most of all, big cone shaped cedar trees. It is a marvelous thing to look up at backlit clouds at sunset—see the intrusion of cedar peaks, pointing up like soft missles and the erratic flight of mosquito catcher bats making ninety degree turns down the channels between the trees. A photographer friend was here last weekend and I told her, “Don’t worry about framing the picture, just point and shoot. The landscaper framed it for you seventy years ago.” ' Here I quote Austin Metze, who knows this piece of land long before it put a spell on us.
To be there is to inhabit an idyllic painting. Sit in the property's own Hidden Chair Waterfall or chill at the secluded sandy beach swim hole a one minute stroll away through enchanted woods, take a hike up Milk Mountain or up the trails of the neighboring nature preserve for a Sunday brunch in town and visit to the flea market. Or just read a good book under a cypress tree.
The Cottage House is on the same property as the other 'Woodstock Historic Artist Estate' listing. Both houses are very private. There are three houses next to each other, the Cottage House, the old Farm House that is permanently rented to our dear Lainey and Austin, and the Pond House, currently owner-occupied. The Cottage House faces the stream and the great lawn on one side and the woods and field on the other. The house is a freshly architect-renovated 800sft two bedroom, one bath, sleeping 5. We provide linens, towels and other necessities.

This Short Term Rental Agreement (the “Agreement”) is made by and between above referenced "Owner" and “Guest” (including Rental Party) for the time period as referenced above, after which date this agreement is terminated. Once the reservation is been made Guest agrees to this Agreement. Guest, in consideration of Owner's permitting them to occupy the above premises, hereby agree(s) to the following terms:
1. HOUSE RULES Guest agrees to abide by any and all house rules, whether promulgated before or after the execution hereof, including but not limited to rules with respect to noise, odors, disposal of refuse, pets, parking and use of common areas.
1.1. This is a NON SMOKING BUILDING (A fee of $100.00 for odor removal will be charged for no compliance)
1.2. Woodstove - USE ONLY AFTER CAREFULLY READING INSTRUCTIONS
1.3. NO PETS are allowed.
1.4. No loud music or noise after 10pm.
1.5. For the privacy of our neighbors respect the 'Property Map' available at the premises.
1.6. Parking in designated parking area only.
1.7. Trash - to be removed by Guest, see 'Property Notes' available at the premises.
1.8. Kindly respect owner's personal belongings.
2. ASSIGNMENT AND SUBLETTING Guest shall not assign this agreement or sublet any portion of the premises.
3. INDEMNIFICATION Owner shall not be liable for any damage or injury to the Guest, or any other person or to
any property, occurring on the premises or any part thereof, or in common areas thereof. Guest agrees to hold Owner
harmless from any claims from damages or injuries, no matter how caused.
4. RIGHT OF ENTRY FOR PERIODIC INSPECTION The Owner or Owner's Agent may enter the premises at any time during reasonable hours and for the purpose of inspecting the premises, making necessary or agreed repairs, decorations, alterations or improvements, supplying necessary or agreed services, or exhibiting the dwelling unit to prospective or actual purchasers, mortgages, prospective tenants, workmen, contractors, or insurance inspectors.
5. WAIVER No failure of Owner to enforce any term hereof shall be deemed a waiver, nor shall any acceptance of
partial payment be deemed a waiver of Owner's right to the full amount thereof. This agreement supersedes any other agreement or lease on the premises during the term stated herein. No terms in this agreement shall be deemed waived, regardless of any
conflicting terms or rules in any governmental rent assistance programs.
6. ILLEGALITY If any part of this agreemnet is not legal or enforceable, the rest of the agreement will be unaffected.
Breach of any term of this agreement or illegal activity of Tenant(s), invitees or guests on premises constitutes a breach of this (website hidden)'S FEES In any legal action to enforce the terms hereof or relating to the premises, regardless of the
outcome, the Owner or agent shall be entitled to all costs incurred in connection with such action, (email hidden)'s fee from Guest. Guest acknowledges all attorneys’ fees shall be classified and billed to tenant as “added
8. EXTENDED STAY Any extended stay, with the written consent of the Owner, shall be construed as
a day-to-day tenancy in accordance with the terms hereof. The terms and conditions of this agreement will continue to apply. Any holdover beyond terms of this agreement and without express written consent of Owner shall be a trespass. No landlord tenant relationship shall exist hereunder or after term under which landlord shall incur any liability to tenant. The nature of this occupancy during the term is no more than a temporary license to occupy the premises which shall expire at the end of the stated term and automatically be revoked at that time. Upon revocation, the premises shall immediately be returned to the owner in the same condition as when occupancy commenced. Notwithstanding the above, if occupancy is not so returned the Owner shall have the right to seek all remedies under law including a proceeding for removal and NYSRPAPL section 713. Guest/occupant shall also be liable for the value of the continues use of occupancy of the premises in the sum of $500 per day for each day they remain in occupancy beyond the stated term.
The parties agree to the terms of this Short Term Rental Agreement, as evidenced by this booking reservation.
Love, love, love this magical place. The small but well appointed design makes the size of the unit feel larger. The property is a vacation in itself, and is walking distance to town. It's pretty perfect.
If you're thinking about booking this place, don't think twice. We had the most magical experience.....It was cozy, it was romantic, it had the most beautiful back yard with the best magical hikes. We were led on our morning hikes with the neighbor's dog, who we still miss. The beds were so comfortable and the house is the perfect size for a couple. Water pressure could have been better but who cares when the rest is perfection! Thank you Nin and Laini and Marvin the dog!

The pictures really captured how charming the property is. You can really feel how the cottage has been renovated by such creative people and has a lovely modern and homey feeling. Everything we needed has been thoughtfully provided - including towels and gowns - and the kitchen is well stocked yet compactly designed. The cottage was spotlessly clean when I arrived and had great music playing to warm my welcome. I would love to come back and have already recommended it as a place to stay to family and friends. Thank you Nin and Ralph for being such perfect hosts, and making me and my family feel so welcome. We will always remember our time splashing in the lovely river. It's a magical spot you have and we hope to come back soon.
The land and space were so beautiful. Nin was very helpful.
Lovely house and Super beautiful country side, with a very special creek/river that you can walk along and refresh yourself, and a field of grass you can relax or let your child run free and enjoy. Nin and her family are really nice and friendly, and the neighbors next door are a sweetheart. We would love to come back and enjoy it all again!
Nin was a terrific host and the place was absolutely beautiful. Perfect for getting away for a strategy day, and would love to come back.
Nin's place is amazing, its our second time here with our 2 young boys and its their favorite place in Woodstock, the garden backs on onto a river which occupies them for hours even in subzero temperatures! Nin checked in on us to see if we had everything we needed and is the perfect host. The cottage has everything you need, we will be back in the summer!
