This charming beach home located in the lovely Water's Edge community of Folly Beach, SC is uniquely designed in historical Charleston fashion. Situated just a few blocks to the beach and one block over from 'downtown' Folly, this charming 3 bdrm, 3 full bath 1700 SqFt home has wonderful amenities and many upgrades that will guarantee you a comfortable and memorable stay.

This beautiful home (SLEEPS 6) and features hardwood floors throughout the kitchen and living room and carpet in all bedrooms and hallway. The kitchen is fully stocked for ease of cooking and is equipped with lovely granite counter tops, custom back splash, and all of your appliance needs. Relax and sip your favorite drinks on the private screened in porch while watching the wildlife that frequently visits our tidal stream located just outside. The top floor private balcony connected to the Master Suite has perfect views of the river and Folly's gorgeous sunsets. Relax by the COMMUNITY POOL (Open April 1st - October 1st) that is available to all guests while in season and a FISHING DOCK that is open all year around. Additionally, the house is equipped with a WASHER, DRYER and GAS GRILL.

DIRECTIONS AND DOOR CODE:


ADDRESS FOR GPS: 103 W 2nd St. Folly Beach, SC 29439. Once you arrive to the community the building will be on the left. Unit #103 is on the right side of the building. Entrance to the property is up the stairs.
TO UNLOCK FRONT DOOR: Enter the Code 3060 into the keypad and manually turn the deadbolt below.
TO LOCK FRONT DOOR: Press the Schlage button and turn the deadbolt.
A POOL/DOCK KEY and GARAGE DOOR OPENER will be left for you in the kitchen. Your pool key will open the gate to the fishing dock as well.

CHECK OUT:
Please follow the DEPARTURE CHECK LIST on the refrigerator. Please Text your housekeeper, "checked out, 103 WE" to (843) 509-2979 as you are leaving.

SPECIAL INSTRUCTIONS:
FREE FOLLY BEACH PARKING:
All four tires must be completely off the pavement. There are NO exceptions to this rule, so check that your car is completely off the road before locking it. Your car should be parallel parked WITH THE FLOW of traffic. Parking on crosswalks, sidewalks, or blocking driveways is prohibited. This includes public buildings and private homes. Like on the mainland, don't park within 15 feet of a fire hydrant.
WATERS EDGE PARKING:
The HOA is very strict about the parking. No parking is allowed in front of garage or in community spots. The garage can fit up to 3 standard size vehicles or 2 oversized vehicles. Park ONLY in the garage. Golf Carts, Motorcycles, and Scooters are considered vehicles and must be parked inside the garage, as well as boats and trailers. Blocking traffic will result in your vehicle being booted or towed at your expense.
PARKING PASS. You may request a parking pass for ONE additional vehicle to be parked in the community spot. This request must be arranged with the office prior to your check in date during office hours (M-F, 9-5).
BOATS: No overnight moorings allowed at floating dock. Mooring at floating dock may NOT accede 4 hours. Boats will be towed at owner's expense.
GRILLS: Charcoal grills are NOT allowed at the property according to the fire Department and HOA insurance requirements. Gas grills are permitted to be used on the back-patio area, located off the back of the garage.

FAQ AND WIFI:
- The closest beach access is only 0.3 miles away
- There is a community pool with access to the fishing dock. The pool is usable from April – October (dates may vary due to weather) between 9:00 a.m. and 10:00 p.m. Use outside the hours is strictly prohibited. The dock is open all year long.
- Trash pickup is on Mondays and Thursdays. Please put bagged garbage inside the
dumpster located at the entrance of Waters Edge.
- The property is equipped with a Washer and Dryer, as well as Central Heating and Air.
- The kitchen is equipped with essential cookware and equipment, as well as standard coffee maker, toaster (or toaster oven) and blender.
- This is a non-smoking property.
- High-speed wireless internet and cable are provided. Please remember that we are on an island, so internet speeds or connections can vary at times. If internet access is an absolute must, please bring a wireless internet card or hot spot just in case.

CHECK IN/OUT TIMES:
You will be called after the property is cleaned and inspected. If it is ready early, you will be invited to check in otherwise, the property will be ready by 4PM. The cleaning service will arrive promptly at 10AM on the day of your departure to prepare for the next tenants. Please leave the house in good condition and be sure to follow the DEPARTURE CHECKLIST on the refrigerator.

AMENITIES PROVIDED:
Towel Set per Guest: 1 bath towel, 1 hand towel, 1 wash cloth
Bathroom Starter Kit: 1 dark wash cloth, 1 bath mat, 2 bars of soap, 1 roll of toilet paper
Kitchen Starter Kit: 1 hand soap pump, 1 dish soap, 1 dish sponge, 1 roll of paper towel, 2 dishwasher tablets, 2 dish towels, a few extra trash bags. (Please bring your own additional amenities if you feel they will be needed. Beach equipment and spices may be provided but are not guaranteed).

LINENS:
Each bed is outfitted with linens and pillows. We provide as many sets of towels as the rental home sleeps (eg: if you rented a home that sleeps 6 but it is only 4 of you coming, we will still provide 6 sets of towels). Linens and towels for the next check in will be delivered the night before your departure. Please set them aside.

GOLF CARTS:
State law prohibits operating a golf cart more than 4 miles from the address on the golf cart's registration. In practice, this means that the City can only issue golf cart decals for golf carts registered on Folly Beach. They cannot legally issue decals to renters for golf carts trailered in but registered to their home address (Please see the City of Folly Beach Rules attached for more details). There are a number of golf cart rental companies on the island with special rules for renting golf carts (18+, posted rules, special insurance, etc) if you want to use a golf cart during their stay.

PETS:
If you rented a pet-considered home (which is advertised as Pets Considered and has a Paw Print Icon), please make sure your pets are reported and necessary fees are paid prior to your check in. Evidence of pets that were not reported will result in additional clean up charges. CATS ARE NOT ALLOWED, DOGS ONLY (NO PUPPIES...SORRY). DO NOT bring your pet to a not pet-friendly home. Guests with allergies rely on us that the properties are "pet free". Evidence of unapproved pets will result in eviction plus a $350.00 fine. Thank you very much for your cooperation on this.

DAMAGES:
No security deposit is required. $67.00 Damage Waiver Fee is included in the total amount paid for your rental, which covers you up to $1500 in any accidental damage. Please report any damage to us immediately so we can take the steps to handle the issue. Again, you are protected for damages that may occur IF they are reported. Otherwise, damages will be taken care of at the Tenants cost. A simple email letting us know will be sufficient: questions@myoceanrental.com

PEST CONTROL:
All our properties are on a Pest Control treatment schedule with professional companies. If you do notice an unusual number of bugs, the treatment companies will come and perform an interim treatment, just let us know. With that being said, WE ARE ON AN ISLAND, and you should expect to run across some bugs, especially after heavy rains.

CITY OF FOLLY BEACH RULES:
Please Make sure you are familiar with our cancellation policies and Folly Beach Rules (see your Rental Agreement and Folly Beach Rules doc. attached to this email).

GUEST SATISFACTION:
We are a full-service rental company and want to make sure you are as happy as possible with your vacation. If you experience any issues at all during your stay, please call us! 9 out of 10 times we can resolve your issue over the phone right away. If we are not, we will send someone over to take care of the issue.


IMPORTANT NOTE ABOUT HOURS OF OPERATION:
During Non-Summer seasons we are open M-F, 9-5. If you are checking in over the weekend, please be sure you have all your check in instructions and have all your questions answered by end of the work week. Please report any issues (INCLUDING EMERGENCIES) by leaving a message at the appropriate department.
