My apartment is simply lovely and peaceful. I lived there for so many happy years of my life. My guests and friends say it has such a special energy and I can only say the same!
It is a charming, 75 m2 (800 ft2) unpretentious and tastefully renovated with a light touch of vintage, well equipped and uncluttered apartment on the top floor of an ancient building in the historical center of Bologna. Rebuilt in the 1920's, it still conserves the typical art nouveau railings, wooden windows and doors, and stucco decorations around the high ceilings.
It is bright and sunny, even the decor is mostly very light, with contemporary handcrafted sand-white floors. Very quiet and private, it overlooks neighboring gardens with large trees and chirping birds, and has no windows on noisy streets or traffic. Top (3rd floor) with wide views of Bologna's old rooftops and ancient towers from the large windows opening off the living room and bedroom (no neighbor's windows facing the bedroom or living room, so it is very private). There is no elevator, but the stairs are easy.
The apartments sleeps a maximum of 4 people (2 double beds). There is one bedroom with a comfortable queen bed. The sofa in the living room easily folds out into a generous size single or double bed, which is perfect if you are with friends or guests on a short stay. If you are looking at long stays the apartment will more comfortably accommodate two people.
The layout is very open, at the same time allowing privacy in the different areas of the apartment: as you walk in, the welcoming little entrance has 3 steps that lead to the kitchen / dining area. Passed the bookshelf you are in the living room. The bedroom is right next to the bathroom (not large but with shower and bath) There is a small walk-in closet for clothes, suitcases and linen. The washing machine and cleaning equipment are discretely hidden in the kitchen cabinet.
You are welcome to use the condo shared roof terrace (a few steps up from the apartment) with a 360 degrees view of the historic center and the Bologna hills. For the real Italian experience sip a glass of Sangiovese wine at sunset, or hang our your washing to dry (yes, here we still use pegs!)
You will have:
- A contemporary, fully equipped eat-in kitchen, fridge/freezer, cooker/oven/exhaust fan, 4 x dishwasher, toaster, electric kettle.
- Clean bed linen and set of towels per person (all linens are sanitized).
- Washing machine, ironing board and iron (no dryer)
- Vacuum cleaner and basic cleaning items
- Central heating and unlimited amount of hot water
- AC unit in the living room
- Unlimited wi-fi broadband internet, instantly connect your laptop, iphone and ipad
- Telephone (Free calls to national land lines, free call the host on her mobile)
- Map of Bologna
- Walk-in closet with hangers, shelves, shoe storage and above suitcase storage
- House manual in English and host help if needed.
- Weekly house cleaning can be arranged on request (priced per hour). Please let us know in advance.
The whole apartment is cleaned and made comfortable especially for your arrival.
Safety: The central heating/hot water unit is new and regularly serviced; has passed the yearly safety tests and certification. The apartment has all safety requirements but it is not specifically child-safe (plugs, windows, drawers, breakables...). If you are traveling with small children and have any concerns please contact me.
ABOUT BOLOGNA AND THE NEIGHBORHOOD:
Bologna is a very pleasant town with a breathtaking "centro storico" (by centro storico we mean the ancient historical town, inside the walls of what was once the medieval town). Home to the first university in the western world, of great historic and artistic importance, today it is a multicultural trendy center with a modern and laid back lifestyle. It is truly one of the most beautiful cities in the world for its art and architecture. Rainy or snowy, sunny or windy days: with its almost 40 kilometres of porticos Bologna is a unique city in the world! And the food... and the people...
Bologna offers many city and outer-city tours to discover history, art and food. Also, it offers very good cooking and Italian language schools. Check out the Bologna Welcome website before you come over to get an idea of what Bologna has to offer :-)
Via Fondazza is a street located in a residential, quiet, green and very safe neighborhood in the heart of the medieval center of Bologna, a 10 minute scenic walk to the Due Torri (Two Towers) and Piazza Maggiore (the main square), and a block away from the beautiful Giardini Margherita Park, (where you can relax, go jogging, play tennis, enjoy the pond cafè, also great if you are with kids).
Historically a street of humble origins, mostly artisan's workshops, in the 20's via Fondazza was the home of painter Giorgio Morandi who was inspired to paint the people and streets of the neighborhood. Casa Morandi is now a museum open to the public. Bestselling writer John Grisham lived in via Fondazza while writing "The Broker" and loving the local worker's bar on the corner with Piazzetta Morandi!
In 2013 via Fondazza is known as the first "social street" in Italy, as residents formed a social network group to encourage and develop a community spirit among neighbors :-)
Nearby streets offer mostly everything: a wide choice of cafes, wine bars, restaurants and famous trattorie. Also great for food shopping at nearby fresh food markets (piazza Aldrovandi and the historic food market in via Pescherie Vecchie) and gourmet boutiques, as well as small supermarkets and grocery stores. There is also a renowned organic food and fresh grocery shop / restaurant-cafè a block away. All basic services are on the block (dry cleaners, travel-agency, banks, ATM, post office, pharmacy…). You can walk to the trendiest and most fashionable shopping destinations and to the Teatro Comunale, Salaborsa (the library) and Museums. Check out my guidebook for a few tips and maps.
If you are visiting you will not need a car. The center is not large and everything is in walking distance. You can hire a "bicicletta", but you will love to walk and discover Bologna's tucked away alleys and secrets. Two nearby bus stops cover all main city lines. Taxi service is on call 24/7. Via Fondazza is about a 10 min drive to Bologna Centrale train and bus stations and approximately 20 min to Guglielmo Marconi airport. 15 minutes to the Fiera di Bologna (Trade Fair District).
If you have a car, you may park in Via Dante (near Via Fondazza) and pay by the day/hour using the red parking meters along the street (free on Sundays and holidays) . There is also a nearby covered parking in Via San Petronio Vecchio, see my guidemap for address (cost is about €25/day). You are welcome to contact me for further info about driving in Bologna, traffic limitations and parking.
Bologna train station is central to all main train destinations in Italy, easy for day trips to Florence (30 min), Venice (45 min), Milano (1 hour), Rome (2 hours), Ravenna (1 hour 30 min) and many other must see places. The Riviera Romagnola is a short train ride too, great for a day at the beach.

We loved Eli's beautiful apartment. It is a great location, quiet but close to everything you would need. It is well equipped, thoughtfully furnished and wonderfully light.
We spent great days in Eli's home. The apartment is nicely decorated and very quiet. Eli is very friendly and helped us in everything we need. I recommend the apartment.
Il più bel appartamento dove ho potuto soggiornare! Non solo bello esteticamente ma un luogo dove si sente una energia serena e dove si respira positività!
Appartamento comodo, luminoso, design, con tutte le praticità e super centrale.
Thanks to Eli!
I will be happy to come again!
I counsel everyone to rent this place to have a beautiful holiday!
We stayed in Eli's apartment for 6 weeks and loved every minute. The apartment is big and bright with lovely rooftop views of Bologna. It is in a great location, just on the edge of the centro storico. We walked everywhere, it's very accessible. Bologna is a beautiful city with great markets and friendly people. We love it and will be back. When we come back, we will definitely stay in Eli's beautiful apartment. Thanks again, Eli, for everything!!
All has been said already in the other reviews, i agree: a great place with beautiful light and furniture and very nice atmosphere. Thanks a lot Eli!
I stayed at Eli's flat for a week with two friends. We could have easily had a fourth person with us. The flat is beautifully decorated, complete with all the appliances you might need and the location is excellent. It was great value for money.
Eli is always available and very reliable, without being invasive.
I will definitely look for this flat again next time I visit Bologna.
We stayed at Eli's apartment for 5 nights but could have stayed for weeks. It is delightful - spacious, beautifully decorated, clean, well located, airy, full of light and uncluttered.
Eli was the perfect host, nothing was too much trouble. Thank you for a memorable stay in Bologna!
Fantastic spacious apartment! So bright and airy, it felt like we had our own home in Bologna. It's also a lovely quiet street and only a short walking distance to the town centre. Also very conveniently situated to the best gelati in Bologna! Eli had some great food and shopping recommendations for us and was so helpful and kind.
Gorgeous haven in centro storico was gorgeous indeed. It is a great apartment, beautifully designed, with lots of space, white and bright. Everything works well, the kitchen is fully equipped (nice to have a dishwasher!), the bed guarantees a good night rest, and there even is a walk-in closet for your clothes. The bathroom is spacious and nice.
The location, too, is gorgeous. Via Fondazza is a very quiet street in the historic centre of Bologna. You’ll find shops in the same block, bars, and restaurants. You will reach all the interesting places without getting wet if it rains or burnt when the sun shines: there are portici (arcades) all the way from the apartment to every place of interest in Bologna. And for the art-lovers: Via Fondazza is the street where Morandi lived and worked almost all his live and painted all his beautiful still lives.
And, finally, Eli is a great host: she welcomed us at the appointed time, she is a very communicative, gave us all the information we needed, explained wittily the in’s and out’s of the apartment, and she is a native speaker of English as well as Italian. And she is a very nice person!
Gorgeous haven in centro storico is a gorgeous base to visit the beautiful, lively, old and young city of Bologna. We had a great time and will certainly return tot Evi’s haven!
Beautiful stylish and calm apartment just as in photos. Eli was lovely and v helpful with FOOD (of high importance in Bologna) suggestions and us navigating around Bologna. We had a relaxing peaceful stay in an old apartment building with the added plus of beautiful furnishings and alot of space. Thank you Eli!
