Via Fondazza. This is the street where you will be staying. You are in the historic center of town, near everything but away from the noisy streets
Quiet, bright and fully equipped apartment for 2-3 people in the ancient centre of town. Open views. Safe and friendly neighborhood, all services on the block. Scenic 10' walk to the Two Towers. Food and drink recommendations. 10' taxi from station.
Charming, 75 m2 (800 ft2) apartment, with an open feel to it, tastefully renovated and decorated with a light touch of vintage. It is well equipped and uncluttered. Located on the top floor of an ancient building in the historical center of Bologna which was rebuilt in the 1920's, it still conserves its charming old railings, wooden windows and doors, and stucco decorations around its high ceilings.
The apartment is bright and sunny, even the decor is light, with contemporary handcrafted sand-white cement floors all through the house. Great views! Very quiet and private, it overlooks neighboring gardens with large trees and chirping birds, and has no windows on noisy streets or traffic. Top (3rd floor) with wide views of Bologna's old rooftops and ancient towers from the large windows opening off the living room and bedroom (no neighbor's windows facing the bedroom or living room, so it is very private). There is no elevator, but the stairs are quite easy.
The apartments sleeps a maximum of 3 people (1 double bed + sofa bed). There is one bedroom with a comfortable queen bed and a sofa bed in the living room. If you are looking at long stays the apartment will accommodate two people.
THE LAYOUT is very open, at the same time allowing privacy in the different areas of the apartment: as you walk in, the welcoming little entrance has 3 steps that lead to the kitchen / dining area. Passed the bookshelf you are in the living room. The bedroom is right next to the bathroom (not large but with shower and bath) There is a small walk-in closet for clothes, suitcases and linen. The washing machine and cleaning equipment are discretely hidden in the kitchen cabinet.
You are welcome to access the condo shared roof terrace (1 floor above the apartment) with a wide view of the historic centre of Bologna.
My apartment is simply lovely and peaceful. My guests and friends say it has such a special energy. You will love it!

- AC unit in the living room, fan. The AC unit may not be sufficient to keep the house cool in the case of a strong heat wave in the summer (with temp above 38°C)

- Telephone (Free calls to national land lines, free call the host on her mobile)
- Yoga mat on request
- Small walk-in closet with hangers, shelves, shoe storage and above suitcase storage

- Weekly house cleaning can be arranged on request (priced per hour). Please let us know in advance.
When you arrive I will greet you and go over the house and keys together. I live 15 minutes from the apartment and am available during your stay should you need help with anything. You can call my mobile anytime, also form the house phone.
WHAT THE NEIGHBORHOOD OFFERS: Nearby streets offer mostly everything: a wide choice of cafes, wine bars, restaurants and famous trattorie. Also great for food shopping at nearby fresh food markets (piazza Aldrovandi and the historic food market in via Pescherie Vecchie, MERCATO DI MEZZO) and gourmet boutiques, as well as small supermarkets and grocery stores. All basic services are on the block (dry cleaners, travel-agency, bank, ATM, post office, pharmacy, grocery stores, cafés…). You can walk everywhere, main cultural sites, design and fashion stores and to the Teatro Comunale, Salaborsa (the library) and Museums. Giardini Margherita park is a block away.
MY STREET: Via Fondazza is located in a residential, quiet, green and very safe neighborhood in the medieval center of Bologna, a 10 minute scenic walk to the Due Torri (Two Towers) and another few minutes to Piazza Maggiore (the main square), and a block away from the beautiful Giardini Margherita Park, the town's main park, where you can relax, go jogging, enjoy the pond cafè, also great if you are with kids, because they have a trampoline and other fun games. Grocery stores and all basic services on the block.
VIA FONDAZZA YESTERDAY AND TODAY
Historically a street of humble origins, mostly artisan's workshops, in the 20's via Fondazza was the home of world famous painter Giorgio Morandi who was inspired to paint the people and streets of the neighborhood. Casa Morandi is now open to the public and there is also a Morandi museum in town. Bestselling writer John Grisham lived in via Fondazza while writing "The Broker" and loving the local worker's bar on the corner with Piazzetta Morandi!
In 2013 via Fondazza is the first "social street" in Italy, as residents formed a social network group to encourage and develop a community spirit among neighbors :-) This initiative has become a trend all over Italy and other countries.
Bologna is a very pleasant town with a breathtaking "centro storico" (by centro storico we mean the ancient historical town, inside the walls of what was once the medieval town). Home to the first university in the Western world, of great historic and artistic importance, today it is a multicultural trendy center with a modern and laid back lifestyle. It is truly one of the most beautiful cities in the world for its art and architecture. Rainy or snowy, sunny or windy days: with its almost 40 kilometres of porticos Bologna is a unique city in the world! The food and the people will make you feel at home.
If you are visiting you will not need a car. The center is not large and everything is in walking distance. You can hire a "bicicletta", but you will love to walk and discover Bologna's tucked away alleys and secrets. Two nearby bus stops cover all main city lines. Taxi service is on call 24/7. Via Fondazza is about a 10 min taxi drive (25 min walk) to Bologna Centrale train and bus stations and approximately 20 min to Guglielmo Marconi airport. 15 minutes to the Fiera di Bologna (Trade Fair District).
IF YOU HAVE A CAR
you may park on the blue lines in Via Dante (near Via Fondazza) and pay by the day/hour using the red parking meters along the street (free on Sundays and holidays) . There is also a nearby covered parking in Via San Petronio Vecchio, see my guidemap for address (cost is average €20/day). You are welcome to contact me for further info about driving in Bologna, traffic limitations and parking.
DAY TRIPS FROM BOLOGNA
Bologna train station is central to all main train destinations in Italy, easy for day trips to Florence (30 min), Venice (1 hour), Milano (1 hour), Rome (2 hours), Ravenna (1 hour 30 min) and many other must see places. The Riviera Romagnola is a short train ride too, great for a day at the beach.

TOURISM: Bologna offers many city and outer-city tours to discover history, art and food. Also, it offers very good cooking and Italian language schools. There are many interesting events and festivals. To get an idea of what Bologna has to offer, you may like to check out the Bologna Welcome website while you plan your stay
HOUSE SAFETY: The central heating/hot water burner unit is new and regularly serviced; has passed the yearly safety tests and certifications. It has an inbuilt safety CO2 device. The apartment has all safety certifications but it is not specifically child-safe for babies (plugs, windows, drawers, breakables...).
CHILDREN: I very happily accept well behaved children and babies and there have never been any problems. If you are traveling with a small child and have any concerns please feel free to contact me.
Hosting on air bnb has so far been a great and positive experience for me, I have met lovely people from all over the world who have loved staying at my house and have taken care of it as though it were their own home.
The following rules are to help guests and myself have a better understanding of each other and to make their stay safe and pleasent.
CHECK IN: please contact me a few days in advance on the Airbnb message board to arrange check-in time; I will meet you at the apartment and show you through the house. To calculate travel time from airport or station please read directions on your Airbnb receipt. CHECK IN is after 2pm and CHECK OUT is by 10 am. If requested they may be scheduled at a different time only if I have no other guests checking in/out that same day, so please ask me beforehand.
The day before your departure, please contact me with the time you will be checking out to arrange collecting keys and saying goodbye.
If you are not Italian citizens, please provide a photocopy of valid ID at check in. All foreighn tourists must be registered (like in hotels!) and I will take care of this.
I expect guests to treat my house well, be respectful of its contents, of neighbors and shared spaces. Please:
-Read the house manual when you arrive
-No shoes in the house, I supply slippers :-)
-Never leave the apartment or keys with unregistered guests or strangers
-Inform me prior to booking if you are traveling with children. This apartment has no child safe devices.
-No underage kids left alone in the apartment (18 yrs)
-In the event of any technical or other problem/difficulty contact me for help, do not try to solve problem yourself.
-At departure leave kitchen items perfectly clean and stored away, and the freezer clean.
-Avoid being loud late evening or at night. My condo is generally quiet, I discourage noisy dinners and parties ;-)
-This apartment is not suitable for events or parties.
-Please save energy by not wasting heating, hot water and air conditioning. While the air conditioning and heating are operating never leave windows open. Energy costs in Italy are quite high, so power bills over €50 per week get taken off your security deposit (this will ONLY occur if you use the AC or heating in a very wasteful way)
-I decline any responsibilities for valuables or money left in the apartment.
-When you go out always close all windows and lock the front door.
-The airbnb cleaning fee applies once at the end of your stay, we clean the apartment after your departure. During your stay I trust you to keep the apartment clean, to take care of not staining floors and kitchen counter, and to take out the trash daily. House help is available at an extra cost if needed.
-For long stays we will agree on periodic house cleaning and mainainance visits to the apartment.
-When booking for stays longer that 1 month in the very cold or very hot season we may discuss the possibility of a lower monthly rental fee with electricity/gas (heating) costs excluded from this price and payed separately. In this case you will pay exactly what you use.
In case I need to contact you during your stay, please make it easy for me to reach you by airbnb, phone or email. I will post any messages on our Airbnb conversation board. Please contact me prior to departure to set a check out time. I will meet you to collect keys and say goodbye.
Subletting or lending the apartment to unregistered guest is not allowed.
For stays up to 1 week the house can sleep a maximum of 3 people. For stays longer than 1 week and for long term rentals the apartment will accomodate a maximum of 2 people. You must let me know if there are extra guests.
LAWS AND TAXES
I am licensed to operate as a "holiday home", so IN ORDER TO MAKE A RESERVATION YOU MUST BE VISITING FOR TOURIST PURPOSES and for maximum of 5 months.
Due to Italian law and tax regulations the following rules apply to all reservations longer than 30 days. Please read carefully and contact me for questions/help if needed:
1) ONLY FOR HOLIDAY STAYS LONGER THAN 1 MONTH we will have to sign a very basic and simple holiday home rent contract (the contract will be for the exact duration of your stay and will include our agreements on Airbnb). Please feel free to ask me to forward you a copy of the contract. I will gladly help with any information or questions you may have.
2) For stays longer that 5 months please ask me, I will forward you the relevant contract information depending on length and purpose of your of stay.
TAXES: The amount you will pay me through Airbnb is tax inclusive, so there is no extra charge. At the end of your stay I can provide a receipt.

I couldn't have asked for a better host or apartment for my introduction to Bologna. Eli was generous with her time, and incredibly welcoming and helpful. The apartment was full of natural light, tastefully appointed and clean. It has everything one could possibly need for a visit. In addition, the location is centrally located and within walking distance to all the local attractions. I highly recommend her apartment for a stay in Bologna.

We really felt like home in your appartment. it is so cool and elegant designed and the neighbourhood and location is absolutely perfect for exploring Bologna. It was really nice to meet you and we even thank you for all the tipps for Bologna, which were so helpful. Especially the evening at mercatoverdedelmondo we enjoyed.
First the good, Eli is great, and met us at the apartment promptly on our arrival. She stayed and showed us everything, as well as giving us a few recommendations for the city. It is a well appointed apartment in a quiet area, a good 10 minute walk from the piazza maggiore, but that's not a bad thing. The view from the bathroom window as you have your morning shower is a great way to start the day! Unfortunately (and now to the bad), the portable air conditioning unit is not nearly strong enough for this apartment in summer. Granted, Bologna was having a heatwave, but other cities we travelled through also were and those apartments had air conditioning that could cope. We ended up sleeping in the lounge, and closing off other areas of the apartment to try and keep cool. So, considering we effectively had to turn it into a studio for our time there, not such good value. this would be a good apartment for anytime other than summer. Would have got a 4 star review otherwise.
I had no idea you were uncomfortable, I'm very sorry to find out in your review. We had exceptional heat indeed! My property description does actually include info about the type of AC in the apartment, that it is a unit in the living room only. It's quite common in Italy.
I would like to share my feelings about the Airbnb spirit, which is different from staying in hotels. You are able to live in someone's house and immerse yourself in a local experience with the warmth of a COMMUNITY SPIRIT.
During your stay you never contacted me to inform me you were uncomfortable. I never got the chance to HELP. If I had known, I could have provided a solution or even refunded you some money if you felt the rate was unfair. I would have loved to be able to help you. All I got was an unhappy review :-(
My review history is remarkably happy and positive. I always make my guests welcome to call me if there is anything they need - plus, calls to my mobile number are also free of charge ;-)
It is always a good idea to read the full description of an apartment and ask questions if you are not sure about something, before booking. This is the best way have a good understanding of each other's needs and expectations.
After your comment, I have now added an extra note, to make it clearer that the unit is usually sufficient but can have its limitations in case of a heat wave.
However, it is very non-airbnb to leave negative comments in response to communicative and super available hosts you never inform.
Stefano and Eli made us feel so welcome. There was a huge amount of very useful information left about things to do, see and eat in Bologna.
The apartment was as lovely as the photos suggested. It was just as the listing said it would be. Really you couldn't ask for a cleaner more stylish or comfortable central apartment.

Eli's apartment was just as described...stylish, in a great location (walking distance to amenities and tourist attractions) and clean. Perfect for my long weekend in Bologna. Eli was away, but communication with her was seamless (via email and telephone contact) and she arranged for her friend to welcome me at the apartment upon my arrival. Would recommend without hesitation :-)
We had a wonderful time staying in Eli's apartment in Bologna! Both the place and the hosting experience were fabulous and we would definitely recommend it to anyone visiting the city. The apartment was open and spacious, in a quiet and safe location, and had beautiful views of the neighborhood (catch the sunsets out the living room window!) Eli provides very clear and detailed instructions for everything you could need (logistics in the apartment, nearby grocery stores, taxi services, etc.) and also has a packet with AMAZING food/bar/gelato recommendations for all around Bologna, as well as suggestions for sightseeing and shopping. The apartment was about a 15-min. stroll to the main Piazza Maggiore area, with lots of little shops and eateries on the way, and is also very close to the public gardens. Eli happened to be out of town when we were visiting, but arranged for a friend to show us around the place upon arrival and was readily accessible by email/Airbnb messaging if anything came up -- it was overall a great experience!

Eli's place is a great location - quiet yet close enough to get around on foot. The apartment had everything we needed and suited us well. Eli met us and gave a good tour of the place. Would happily stay there again!
