We like to give our guests their privacy and personal space so interaction is usually very minimal.
Although we work very long hours on the property, we are available just about anytime to assist with any questions. You can email, call, or text throughout the day. We want to make your stay as comfortable and stress free as possible.

We do have a couple small, very friendly dogs on the property which do not have any access to your studio. Occasionally, you may see us let them out in the front yard.

Access: Are there any areas that guests are not allowed to access?
We kindly ask guests to refrain from entering any area other than your studio. We’ll ensure your space is likewise respected in return.
Age: Do you have a minimum age requirement?
The minimum age requirement is 21+. Guests under the age of 21 are still entirely welcome – they will just need to be accompanied by parents or guardians.
Amenities: Are there any rules for using any amenities of the home?
The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to place things like napkins in the trash bin we’ve provided in the bathroom.
Behavior: Do you have any behavioral expectations?
If you’re coming to New England to party you’ve picked a great place to do so. Unfortunately, just not at our place. Though we’re sure it won’t come to it, serious complaints of unruly behavior will unfortunately result in you being asked to leave.
Check-in / Check-out: Is there flexibility with check-in / check-out times?
Check-in starts at 3pm. Check-out is by 11am. Need to arrive slightly earlier than 3pm? Should be fine, but please check with us first.
Damage: What are your expectations around spills or damage to property?
We understand that accidents happen. But we do ask that you please let us know when they do. Chances are we can fix them as effortlessly as possible which also means better chances of having your full security deposit returned too.
Smoking: Is smoking allowed?
Being a family home, we have a no smoking policy. We also have a strict no drug use policy. This is just the law… not so much one of our rules.
Electricity: Lights / AC / Heating
To keep our costs down (and pass those savings on to our guests) we kindly ask that you switch off lights and the A/C or heating when its not in use or when leaving the house.
Noise: Do you have rules around making noise or the volume that music can be played at?
To be considerate to our neighbors, we kindly ask to keep things on the quieter-side after 10pm. And if you want to listen to loud music after 10pm, please remember the neighbors and enjoy via headphones. We’ll make sure to reciprocate the favor.
Occupancy: Do you allow additional guests to spend the night?
We understand that for a whole varity of reasons, you may want additional guests to stay in the place. In the event that you want additional guests to stay, please contact us to let us know. We will accommodate wherever possible.
Pets: Do you allow pets?
Should be ok… but please ask us first.
Security: Do you have rules about keeping doors locked?
We're located on an extremely safe and quiet street. Just to ensure full safety of our guest’s belongings, we like to keep the doors locked as a precautionary measure. We want to ensure every guest stay remains problem free, and this is just one small + simple thing we’re able to do to ensure that.
Other things to note:
We sometimes have friends & family over. We also do our own property maintenance, so you might hear some lawn-mowing, snow-blowing, or see us gardening at times.
