The whole house is yours to enjoy with complete privacy. You are only a very easy 15 minutes drive to NASA and the Johnson Space Center in Houston. Plan to spend most of a day visiting this amazing place for both adults and children. Learn about the history of our space exploration. There are hands on activities and talks for children and take a tour of the control center and large complex of buildings. There is now a fascinating Space shuttle exhibit to explore.
Spend a day visiting the Kemah boardwalk which is a very easy 10 to 15 minute drive from our home. Enjoy the many different restaurants and walk along the boardwalk. Relax and grab a drink with appetizers and watch the sailboats sailing by. Take a ride on a high powered race boat on the boardwalk beast and plan on getting wet. Cruise the bay in a yacht with dinner or take a carriage ride. There is an amusement park with different rides for both adults and children. Shop in the many interesting shops in the area.
Enjoy the Island of Galveston which is only a pleasant 25 to 35 minute drive since we are midway between the Houston downtown area and Galveston seawall. There is Moody Gardens to spend a day enjoying the different exhibits of the rain forest, live butterflies, aquarium, amazing IMAX movies about the natural world, ice sculptures exhibition in winter, Christmas lights exhibit from Thanksgiving till New Year and many more activities.
Enjoy the Schlitterbahn Waterpark next to Moody Gardens in summer for the whole day.
Sunbathe by the beach and stroll the seawall of Galveston or ride a family bike along the sea wall. There is the Galveston Pleasure Pier with amusement rides to enjoy. Have lunch or dinner along the sea wall or along the Galveston Strand. Watch a play at the Galveston Grand Opera built in 1894 and very well preserved architecture. Every seat is great. Catch a cruise ship from Galveston cruise port or from the Houston Cruise ship port, both only 30 minutes from us at the end of your stay.
Enjoy the gigantic Houston Galleria mall that has an ice skating ring and excellent dining only about 30 to 40 minutes drive from us. The museum district has the wonderful Museum of Natural Science to check out the dinosaurs, live butterflies in their rainforest pyramid, display of gems and precious stones, IMAX movies on one of the largest screens in the world, planetarium and special exhibits. Plan a whole day for this activity. Visit the Museum of Fine Art with beautiful art work from different artists famous and upcoming ones.
Watch a football game at our gigantic NRG (Previously the Reliant) stadium or a baseball game at the massive Minute Maid Park with its retractable dome. Do not miss a Houston Rockets basketball game at the Toyota Center.
Entertain yourself with Broadway plays in the Houston Arts and Theater district. Enjoy the Alley theater, the Houston symphony, the Theater Under the Stars or TUTS theater, Houston Ballet and Grand Opera, Broadway show at the beautiful Hobby Center or a show at the Society for the Performing Arts (SPA).
Visit the Children's Museum of Houston if you have kids or grand children.
Enjoy the free Menil Collection of art.

A short term lease agreement will be sent to you electronically by Docusign for you to read, complete, sign and return to us about a week before your scheduled arrival date. It automatically returns to us when completed. It has important information about our home and goes over all the frequently asked questions. We have 3 infrared cameras at each entrance that monitors the number of people checking in. 99% of our guests are honest and decent people who disclose the correct number of people checking in. Less than 1% will try and abuse the system and so we have cameras installed to remotely monitor all the people entering the house along with our front and side neighbors who keep an eye out for us.
If you register fewer guests, we will ONLY UNLOCK THE NUMBER OF ROOMS YOUR GROUP OR FAMILY WILL NEED. ALL OTHER BEDROOMS WILL REMAIN LOCKED!!!!!!
There are 2 binders on the kitchen counter top by the window looking out to the garden fountain and courtyard. The 1st binder goes over the house appliances; use of the TV remotes, the power blinds, pool remote control etc. The 2nd binder goes over all the fun things to do around the Houston, Clearlake, Galveston and Texas Hill Country area area.
We have one room upstairs by the exercise room locked with our personal belongings for us to use when we stay in our home. The study has a large filing cabinet with paperwork filed in it that is off limits to guests.

ABSOLUTELY NO COLLEGE STUDENTS ( BELOW AGE 21 YEARS OF AGE) ARE ALLOWED TO STAY IN OUR HOME without accompanying and responsible parents! !! NO loud music or excessive noise or parties, multiple gatherings or gatherings spanning multiple homes will be allowed. Any rules broken will be cause for eviction and all monies paid will be forfeited. This is a family oriented community in a middle to upper income neighborhood. The home is NOT available for parties, events or large social gatherings. Only registered guests are welcome. The homeowners association does not approve of any gatherings such as dinners for other than registered guests staying, birthday or other parties, get togethers. THEREFORE ONLY PAYING REGISTERED GUESTS ARE ALLOWED WITH NO EXCEPTIONS TO THE RULE.

NOTICE TO GUESTS:
We care about the health and well-being of all our guests. We want to assure you, our valued guests, that we are doing our part in keeping you and family/group safe. Our housekeeping staff take extra care and time to make sure that proper disinfection of our home is done after each and every check out. All cleaning staff must be healthy before going to our vacation home. We are using bleach and lysol to disinfect all surfaces. These health safety measures are in place to minimize the risk of spreading germs and make our guests feel comfortable that they are coming into and staying in a very clean home, which was prepared for them with much care.

FREQUENTLY ASKED BOOKING QUESTIONS :

1.) What will I be paying? The total amount of your stay including Airbnb booking fees of 6% to 8%, cleaning fees, taxes ( county sales tax and local marketing district taxes). These line items are shown when you enter your booking days and the number of people. That is the amount that will be charged to your credit card by Airbnb. Follow the simple booking steps and make your booking using your credit card. Other charges such as pool cleaning and maintenance costs, hot tub sanitation, yard upkeep, pest control etc. are not charged for separately.

2.) Are your nightly rates different? Yes they are. Week night rates are slightly lower than weekend rates. Holiday rates tend to be slightly higher. You get a discount for longer weekly stays.

3.) Is my money safe? Yes it is. Airbnb holds the amount charged until 24 hrs AFTER you check in. We get paid 24 hrs after you check in. This ensures that you are checking in to a decent accommodation before we get paid.

4.) What about the security deposit? The security deposit of $600 is held on your credit card as a damage insurance. The amount is NOT included in the amount owed for the reservation. The additional security deposit is held SEPARATELY on your credit card just as when you check into a hotel or rent a car. That amount is voided 48 hrs after you check out and no damage has been reported by us to Airbnb.

5.) I would like to pay a reduced down payment to make my reservation. You can choose the option to split your payment when you go to your check out page on the Airbnb webpage. Airbnb holds your money until 24 hrs AFTER you check in.

6.) Why am I paying a slightly higher amount than the nightly rate? You will pay the Airbnb booking fees of 8 %. Airbnb also collects all Texas State, County and local government taxes and those fees are added on to the entire bill and will show up on your itemized bill on your computer or app screen.

7.) What about your cancellation policy? You have 48 hours after making your booking to cancel without any penalty. We have a strict cancellation policy. That means you will get a 50% refund up until 1 week before your scheduled arrival date less the Airbnb booking fees. If it's less than a week, you will not get any refund. However, we do understand that unforeseen circumstances do arise, and therefore, we will allow you to reuse your money for another date within a year of your original scheduled arrival date at the price for the specific dates requested provided we are able to book your dates with other guests. So we ask that you please be 100% sure before making your booking. In the unlikely event that you have to reschedule your visit, we ask that you please inform us immediately to give us enough time to rebook our home. You can make only a single change in case you have to change your scheduled arrival date within a 12-month period.

8.) Why do I see a larger amount being charged for the reservation? The full total amount due includes the Airbnb booking fees which varies between 6% to 8% of the reservation amount plus State of Texas taxes. The lower percentage is for larger amounts and the higher percentage is for smaller amounts as already explained clearly on the Airbnb website.

9.) Is there a charge for extra people? Yes, there is. You are not charged for up to a total of 2 guests. Any additional guests above 2 people will be charged an additional $25 per person, per night. The amount owed will show on your screen when you enter the correct number of people along with the dates requested. Our neighbors have direct views of our home and they do a head count when we are not around and inform us as to the total number of people in the house. We have also installed cameras with infrared detection to monitor the house from all entrances to the house in order to prevent any misunderstanding as to how many people are checking in and preventing people from abusing the system and misinforming us as to the total number of guests checking in. 99% of our guests are honest and decent people. However we do this for the 1% who may try and abuse the system.
We charge for the MAXIMUM number of guests, whether they stay for a shorter period or not. This is because the house is prepared for the maximum number of guests you tell us and register. We open rooms accordingly and prepare the house for the maximum number of registered guests.

10.) Is there a limit as to how many people can stay? Yes. A maximum of 14 guests are allowed. It is important for us to know the exact number of guests expected so we can inform our caretaker and housekeeper as to the exact people to expect and accordingly prepare the house and unlock the extra bedrooms. Any person who breaks this rule will be subject to eviction and will forfeit all monies paid and will be liable for any fines imposed by the county and homeowners association.

11.) Did your home get damaged by hurricane Harvey? NO, our house did NOT sustain any damages from the hurricane or previous hurricanes. We had NO flood damage or flooding. We hosted guests during and after the hurricane. Our house windows can sustain continous winds of 115 mph and gusts of 135 mph. We live in a planned community and our high taxes pays for excellent roads and drainage systems.

12.) What about the sleeping arrangements? There are 5 sleeping areas in the house.
The 1st is the downstairs master bedroom split into 2 areas with 2 King beds and 1 Queen bed ( A divider is between the two beds for partial privacy. )
There is a loft with a twin bed.
The 3nd and 4th bedrooms are upstairs with 1 King bed and 1 Queen-sized bed. They share a full bathroom.
The 5th bedroom is upstairs to the front of the house and has 1 queen-sized bed with a full bathroom.
The 6th bedroom has a twin bed.
Additional sleeping areas that can be used are the couch in the family room and we can provide thick floor cushions in the sun room for an additional 4 to 5 guests in total.

13.) What if I wish to add a few guests for only a few nights of my entire stay? We will charge your extra guests for the ENTIRE stay. It becomes too difficult for our caretaker and neighbor to try and do a daily count of the guests. Our entry cameras gives us the count of the highest number of guests coming into the house. We prefer not to have to scroll through the video and count the number of guests on a daily and hourly basis.
So we have a simple rule of charging the highest guest count for the entire stay as registered by our cameras.
After renting for more than 8 years, we realize that invited day guests visiting you like the home very much and enjoy your company so much that they inevitably end up spending several nights at the house. So for this added reason we recommend you declare the total number of guests right from the start and pay up front to avoid any uncomfortable situation.


14.) I see different rates when I put in my booking dates? The rate you see for those particular dates are accurate. The rates vary from weekday rates to weekend rates which are higher. The Airbnb website will show you the lowest nightly rate, but that doesn't mean you will get that rate as our rates are based on the pricing as stated above. We do NOT control the Airbnb app or their computer system.

15.) On rare occasions we get asked about bed bugs, mites, roaches, spiders or mosquito bites. Per the EPA or Environmental Protection Agency, all of these are present all across the United States and they are "excellent hitch hikers." We take every SAFE measure recommended by the EPA to prevent any of these bugs being in our home. We treat all beds and furniture with ultraviolet light after every check out. We wash every bed linen for 30 minutes with high heat and then dry them in the dryer for 30 minutes under the highest heat setting. This eliminates any bugs. Our house is sprayed every 2 months by a professional exterminator service for insects and rodents and we have never had any significant problems.
We will NOT refund any money in the extremely unlikely event that we are told that you were bitten by bugs or mosquitoes. We do appreciate being informed of any such incidents and we actively continue to prevent any such incidents per the recommendations of the EPA. Mosquitoes are always present in the humidity of Texas and we always spray bug and mosquito repellant spray on ourselves when walking around the lake in our neighborhood. The City regularly sprays the neighborhood to kill mosquitoes.
We also use EPA recommended bug spray to spray the entire inside and immediate surroundings of the house with bug spray every 2 months when we have no guests in the house for a period of 48 hours.
If you have been bitten by bugs, we recommend you wash and dry the entire contents of your suitcases, bags, handbags and personal items under high heat for a minimum of 30 minutes to prevent spread and refer to the EPA standards for treatment and prevention on their website.

16.) My plans may change and I may have to cancel my trip, but I do not want to lose money. We recommend you buy travel insurance if you wish to insure that you do not wish to lose money.

17.) I need housekeeping issues taken care of. Please message me the same day of your check. We will take care of any issues you may have the same evening or the next morning.

18.) Where is the airconditioner/heating control panel? We have 3 AC and heating furnaces. The control panels are outside the entrance to the downstairs master bedroom, right inside the entrance to the master bedroom and upstairs right outside the blue bedroom. The master bedroom is controlled by the thermostat inside the master bedroom. The panel outside the master bedroom controls the living area downstairs. The upstairs panel controls the entire upstairs area.
KINDLY PUSH THE "SAVE ENERGY" BUTTON WHEN LEAVING THE HOUSE TO CONSERVE ENERGY AND BE ENVIRONMENTALLY FRIENDLY.

19.) Do I need to inform you about normal wear and tear of the house? There is NO need to list what is considered "normal wear and tear" of the house. Remember that this is NOT a brand new home. So just as you rent a used car, you will expect normal wear and tear of the house. Let me know if there is something broken or making you feel uncomfortable. I will send our handyman or caretaker to fix the issue.

20.) Is the pool heated in colder weather? Yes we have a pool heater. Because it is a large pool at 18,000 gallons we split the cost of heating the pool. So there is AN ADDITIONAL CHARGE OF $25 PER DAY TO HEAT THE POOL. WE WILL ASK IF YOU WANT TO PAY FOR THIS ADDITIONAL CHARGE BEFORE YOU CHECK IN.
We recommend heating the pool from mid September till the end of April when night time temperatures drop and make the water cold. We heat the pool to 82 degrees Fahrenheit as recommended for swimming by the American Red Cross. (They recommend 78 to 82 degrees Fahrenheit for safe swimming). We heat the pool starting 24 hrs before your scheduled arrival date.
The heating of the hot tub is already included in the price you pay for your stay and there is NO additional charge for that.

21.) Pool and Hot tub lights. The entire southwest and southeast region of our country is well known for bugs and insects that are attracted to light. We never turn on the pool or hot tub lights at night to avoid beatles and insects being drawn to the pool water and having to clean up the bugs with the pool net the next morning. We usually use just the patio lights and enjoy swimming under the moonlight and patio lights.
You can turn on the pool lights from the remote control panel or turn on the yard lights from the switch next to the hot tub at the corner of the downstairs master bedroom outside. YOU WILL ATTRACT BUGS AND WILL NEED TO CLEAN THE POOL IN THE MORNING USING THE POOL NET.

22.) ALL OUTSIDE BACKYARD LIGHTS AND SIDE YARD LIGHTS MUST BE TURNED OFF AT NIGHT SO THAT THE NEIGHBORS ARE NOT INCONVENIENCED BY THE BRIGHT LIGHTS.

23.) Parking. Parking is free. We have ample parking in front of the house on the street, in the driveway, under the porte cocher and in the garage. PLEASE DO NOT PARK YOUR CAR ACROSS FROM THE FRONT NEIGHBORS DRIVEWAY AS IT MAKES BACKING OUT FROM HIS DRIVEWAY DIFFICULT.
Also keep a safe distance from the swinging metal porte cocher side gate so it does NOT hit and damage your car or cause serious bodily harm. You assume all responsibility for parking your car.

24.) You assume all risks including injuries, accidents, physical or emotional injuries including deaths that may occur by your use or use of the vacation rental house, pool and hot tub by you, your family and your guests and agree to hold harmless the landlord, his family or his or her heirs for any such claims. A detailed safety information is provided for you to read and share with your party regarding the use of the pool and hot tub with specific safety details regarding children and water safety in the Docusign information that will be sent to you.

25.) Docusign information. We will email you the Docusign information about our home for you to read and complete on your behalf and on behalf of your guests checking into the house. It explains how our house works and goes over the frequently asked questions to make for a mutually pleasant stay. Once you have read it and shared it with your party, please complete it and it will automatically return to us. It is sent to your personal email address so you can understand how our home works to make for a pleasant stay. Your email address is never shared with anyone and will never be used by us for any other purposes except for our personal communication, if necessary. The Airbnb email is not compatible with the Docusign information, therefore we send this information to your personal email.

We are from Houston, Texas. We have a wonderful 13 year old daughter. In summers and sometimes in winters, we stay in our log home in Estes Park and enjoy the Rocky Mountain National Park. We are retired and love to take it easy. The extra income helps offset our mortgage and up keep costs. Airbnb is a great way to travel as you get 3-5 times the space of a hotel and save on cooking for your selves. I love to cook. You get great deals for excellent homes. We also get to stay longer at more reasonable prices and get to explore the places better in a more relaxed fashion. We love watching movies. We like contemporary Jazz and me and my daughter also like Pop music. We love clean places as we keep ours very clean. We care for people's homes just as we do for ours. Our daughter is homeschooled and very well behaved. My husband Kaiser's motto is "Live life to the fullest." My motto is "Knowledge is the antidote to fear." My daughter's motto is the Golden Rule "Do unto others as you would do to yourself." Our favorite travel destinations were Paris, Santorini in Greece, London, New Zealand, Japan and Australia. I also love the Philippines. We eat any and all foods and love to explore different cultures and foods.
