Modern, spacious, and superbly clean basement apartment with separate front door entrance in host occupied Victorian house, built in 1889. Great location in a safe, walkable, and residential East Side neighborhood. Just few blocks away from Brown, Wayland Square, restaurants, and shopping. About 15 minute cozy stroll to RISD and Downtown! Bus stops literally in front of the door. Complimentary off street parking for one car provided.


The apartment is ideal for 2–3 guests, but can accommodate up to four. The space includes a living room with a design couch, tables and chairs, cable TV, and a bluetooth speaker; sit–in kitchenette with a fridge, induction cooking plate, microwave, toaster, electric kettle, K–CUP coffee maker, pots and utensils; a large bath with shower; and a separate study and work space with WIFI. The bedroom has two single beds and we provide air mattresses (one queen size and two singles) if you are traveling with more than one person or in case you prefer sleeping in a bigger bed. Want to look extra stylish during your stay? Ask for a shared steamer to quickly unwrinkle your suit or dress!

The surrounding area includes a great variety of restaurants, upscale shopping, bookstores, beer&wine boutique, Starbucks, Whole Foods, and CVS. Brown, RISD, or Downtown are just a short stroll away while you can enjoy the beautiful streets of Victorians and colonials. When you don't feel like walking you can simply take the bus that stops practically in front of the house.

The apartment has a private front door entrance and stairway. Convenient and flexible self check–in with keys placed in a lockbox outside the main entrance. One car guest parking provided on the left side in front of the garage.

• The apartment has an interesting and unconventional layout and design due to it having been a doctor's practice before — and we wanting to keep some of the old charm as a fun detail.
• The bedroom has two single beds that can't be combined due to the layout of the room. We have provided a queen size air mattress for those who prefer a bigger bed.
• The apartment has an access to a service staircase that leads to the rest of the house. It is used for maintenance only and the door remains locked for your privacy.
• We have a narrow driveway, which can be difficult especially for large vehicles. The easiest way to drive out is by backing out to the main road.
• No Air Conditioning, we live in a cool climate by the ocean and air is very rarely needed, the bedroom has a fan in case the weather is warm and central forced–air heating for the cold months.
• It doesn't happen often, but sometimes our guests have experienced difficulty connecting to the WIFI. So far resetting the modem/router has always solved the problem and all you need to do is unplug and plug again the cables near the TV and cable box.
• The apartment does not have a separate doorbell. Please use other communication means or ask for an extra set of keys in case your group is entering the apartment at different times.
• Please turn off the dehumidifier while using the hair dryer as using these two at the same time may trip the fuse controlling the bathrooms.

Welcome to visit the Gardiner House! We are happy to provide all the amenities we can and will do our absolute best to make your stay as comfortable and enjoyable as possible. The only thing we ask you is to be respectful and treat the apartment and its surroundings like you would treat a family member's home. Below is a list of our House Rules that all guests present in the property must follow:

• We expect our guests to be independent. The Airbnb app/website as it has all the essential information regarding your stay, including self check–in instructions. We are happy to answer any questions, but please read the listing first to see if you can't find the answer there.
• Please use the Airbnb app messaging system only as we are co–hosting our listing and this is the only way to be sure that one of us sees your message right away. If texting please create a group message with both our numbers.
• To ensure more privacy and flexibility we provide easy and convenient self check–in. In other words we will not be there to meet you personally unless scheduled in advance. You will be able to access the self check–in instructions after completing your booking. Jarno is working from home and at the property most of the time so you might meet him from time to time in the property. He is more than happy to have a chat and share a few local tips!
• No pets allowed. No smoking, candles, or incense allowed. No parties or loud gatherings allowed. If you are a smoker feel free to indulge at the backyard. There is an ashtray as well for your convenience.
• Apartment may not be suitable for children / infants.
• When checking out please leave the space tidy, wipe off counters and wash dishes, deflate and fold back the air mattresses if you used them, and place the furniture and objects back to where they were.
• Please keep the front entrance door locked at all times.
• Please switch off all lights when leaving the apartment, including the hallway lights.
• The thermostat is pre–programmed to a cosy and season appropriate temperature. Feel free to adjust whenever necessary, but attempt to keep it within reason — no sub tropical temperatures in winter time please! Please turn down the heating when leaving the apartment.
• Please do not give your keys to anyone else — there is a $250 lost key fee.
• All overnight guests must be included on the reservation.
• Please be quiet entering/leaving the apartment after 10:00pm.
• Please keep the driveway clear at all times so everyone can have access.
• Do not attempt to turn your car at the parking. Simply back up to the main road as you are leaving. Be careful as you are driving out, if you hit the edging and the stones come loose you are subject to cover the repair expenses or losing the security deposit. The driveway is narrow, but is perfectly manageable for any regular cars.
• Please let us know if something has happened and there's a stain, a ding or something has broken. It will be much easier for us to deal with it if we know what to expect and how to try and fix it or clean it. We know accidents happen and we'll do our best to help.
• Please turn off the dehumidifier while using the hair dryer as using these two at the same time may trip the fuse controlling the bathrooms.
• When checking out please lock the front door and drop the keys from the mail slot. Do NOT leave the keys in the mailbox outside.
• All guests are strictly required to be familiar with our self check–in instructions prior to arriving at the property. The self check–in is very easy, but there are certain steps to collecting the keys. Guests failing to self check–in may not be able to enter the suite and their trip will be subject to immediate cancellation. If you need help checking in and we are available to assist you we will charge an hourly fee of $50 for the time and effort with a one–hour minimum fee. After 10PM the hourly rate is $100 with a one–hour minimum fee.
• If you have any special requests — checking–in early, or adding people to your group, for instance — please make sure that it is OK and that we have sufficient time to respond and prepare for the request. Just sending a note (or not notifying at all) saying that you are going to arrive early or with more people than in your reservation is absolutely not accepted and may result in immediate cancellation.

My husband and I had a wonderful time staying at Claudia and Jarno's lovely home. The apartment was spacious, extremely clean, and very well-appointed with free wifi and multiple outlets. Everything was well-marked and it was clear that they put quite a bit of effort into making it an excellent and welcoming space to for visitors to stay. The check-in was so convenient and they were extremely accommodating with any needs we had. Further, it was in a great location that made getting anywhere a breeze. I absolutely recommend this space for anyone visiting Providence.

Die Wohnung von Claudia und Jarno liegt ganz in der Nähe der Uni und ist ein guter Ausgangspunkt um auszugehen, das Waterfire zu besuchen und Restaurants zu besuchen. Die Wohnung ist wie beschrieben und war sehr sauber. Kommunikation und Checkin war sehr einfach und unkompliziert.

Hosts are nice and easy to get in touch with. premises very clean and great location. beds are not great but didnt expect much. ventilation in bedroom not great. wifi signal poor. backing out of the driveway is a nightmare.

Thank you for the great review and sorry to hear that you experienced so many issues during your stay. We can guarantee that we have one of the best residential internet connections in the area and very few of our guests have any problem at all connecting. We will look into this and see if we can get the WIFI working better, but we are getting a full signal from the basement even to the attic floor so really don't understand what can be the issue — perhaps the equipment receiving the signal? Regarding ventilation we do provide a window fan, which usually does the trick Understood that it has been unusually hot and humid during the past few days and the fan can only perform that much. Shouldn't be an issue any more as we are moving further into the fall season. And yes the driveway is narrow but has been perfectly manageable for our family and friends throughout the many decades it has been there. We can gladly recommend other parking solutions for guests with big cars or who feel less confident behind the wheel.

We had an amazing stay at Claudia and Jarno's place in Providence. The apartment was very large, super clean, and comfortable. Jarno was really kind and he helped us with getting around. He made sure we had everything we needed and that we felt at home. We would love to stay at this Airbnb again next time we're in Providence.
