3 season porch with full size futon, ceiling fan and 3 walls of sliding windows for a great summer breeze. Please note that this room is not air-conditioned in the summers and has no curtains, so it can be quite warm at night and bright in the mornings. It can be heated very comfortably for winter use.
All extras like iron, hair dryer, sheets, towels, toaster, dishes, microwave, etc are included.

Guests have access to the full upstairs apartment with their own private entrance. Guests enter through a back door which has quite steep steps, so please be sure everyone can safely maneuver them (see photo). You will be asked to sign a liability release upon your arrival.

Although I list a security deposit to cover damages caused by any guests, according to Airbnb, "No charges or authorizations will be made unless a claim is made by the Host within 48 hours after check out."
Keep in mind that, although this apartment accommodates 4 guests, there is still just one bathroom. And even though the apartment has it's own dedicated hot water tank, I wouldn't be surprised if the hot water doesn't last for 4 consecutive showers.
There are 2 window air conditioners in the summer, which cool most of the apartment sufficiently, however they do not reach the 3 season room.
The upstairs apartment has its own furnace and controls for forced air heating. The 3 season room has a separate baseboard heater which keeps that room very comfortable during the winter.
This home is on a main road in the village and as such has normal neighborhood activity and noise levels during the day. Each sleeping room has a sound machine for the light sleeper.
ADDITIONAL CLEANING FEE:
Guests are expected to treat all furniture and appliances with respect and to maintain a relatively clean space during their stay. Host will provide final cleaning upon check out.
There is an additional cleaning fee for longer stays, which will be added to the originally stated price and communicated to guests as a 'special price' before they accept the booking.
$50 for stays between 7 and 28 days.
$150 for stays greater than 28 days.
No pets. (However, you should know that there is a dog downstairs in case of allergies.)
No smoking, no use or storage of illegal drugs, and no firearms in the apartment, nor anywhere on the property.
Both guests and host are expected to maintain reasonable noise levels throughout the day and reduced levels after 10pm.
Guests are required to bring needed repairs to the attention of the host as soon as possible. The host may have access to the apartment to make repairs and will make every effort to contact the guests prior to entry, but reserves the right to enter without permission if contact cannot be made or in the event of an emergency.
The driveway will not be blocked by the guests nor host. Cars cannot be parked in the driveway if they have oil or other fluid leaks. The host will make every effort to clear the driveway of snow, however if needed, there is additional overnight public parking across the street.
The backyard and deck are for the private use of the host.
