Situated on a south facing, rocky hillside, the house and pool sit in completely private four acres of wooded grounds. The setting is private andquiet, laced with the most picturesque walks weaving ancient villages, castles and churches into the dramatic and inspiring Tuscan landscape.
Only 15 minutes drive south of Barga, 35 minutes north from Lucca , just over an hour to Pisa and Florence and with the beaches at Viareggio also an hour away, there is a wide range of recreational activities available.

The nearest house is about 500m away and the nearest village 1km, with a small shop. A car is essential, the nearest supermarket is 15 minutes drive. The area is very popular with racing bicyclists in the summer, while all the villages in the valley have evening festivals throughout the summer, with larger events in the beautiful towns of Barga and Lucca
Wild animals live in the woods; fox, porcupine boar and many birds. For more see House Rules.

The house and grounds are let on the sole basis as a Vacational Let for the agreed period.
The house was built for a hill farm around 1800 and as such it does not comply with modern building codes. You can expect the doorways to be low, the stairs narrow and steep and head heights reduced in the upper floors. The rooms are separated with occasional steps, and windows sit at odd, sometimes low, positions. Although bars and rails have been installed, care must be taken in the use of the house, particularly with child safety. Particular areas of danger are; the sitting room hearth (always use the fire guard and keep children at a distance), narrow stairs (stair gates are available) low window cills and care should be taken when using the ceiling fans are they are mounted at a very low level.
The house is accessible by car and foot. The local bus stops at the top of the drive, in Gromignana.
The drive is a steep single track road, serving the house and a neighbouring farm. The first two thirds are a municipal road, terminating at a picnic table in the wood. From there, to the south, a concrete road leads down to the house. This drive is steep, partly wooded and unlit; drive and walk with care in both day and night.
The landscape around the house is rough and rugged. Landscaped areas around the house have been fenced, but care must be taken in circulation around the property; use good strong walking footwear. The property is not suitable for those with any walking difficulties nor very young children. In winter a small river flows at the bottom of the meadow, which is not fenced off.
Wild animals including snakes, boar, foxes, bees, small scorpions and mosquitoes are common in the area. Enclosed foot wear should be used off road. Bites and stings should be seen immediately by a qualified doctor.
Isolated from the rest of the landscape, but not inaccessible to the determined, care must be taken with children wandering unsupervised. The pool uses chlorine and sand filtration and is maintained by a local contractor. Pool equipment can be used, but to suppliers instructions and care should be taken at all times, particularly with slipping hazards.
The water is taken from the local main and controlled from a valve at the top of the outside steps. Water supply in the hot dry summer months may be interrupted or low pressure from time to time.
The gas is supplied from a tank, buried within the protecting circular wall enclosure in front of the kitchen. Do not interfere with this or the valves to the boiler, located inside the cantina.
The electric meter is mounted externally on the north side of the house, the switch board is under the old stair
Others crossing the site;
From time to time locals and tourists will use the rights of way across the land. The east boundary path is part of the local forest footpath network. The owners reserve the right to access the property for maintenance and supply, and will inform you with reasonable notice if required.
There is rough wood for the BBQ in the wood store. Do not use saws/axes to recut or cut new.
Guests must remove all refuse and waste to the municipal bin at the top of the driveway. Failure to do so will result in a reduction of E50 for our carriage
We do not accept any liability for injury to you the hirer, your party, visitors of any third party except that caused by our negligence. Further we do not accept any responsibility for loss or damage to your, your party’s, visitors or any third party’s baggage, belongings or vehicles. You should ensure that you have adequate holiday insurance to cover your stay. We cannot accept responsibility for the effects of inclement or adverse weather conditions, landslip or trees falling etc or mechanical breakdown, however we will endeavour to have problems attended to within the shortest possible time.
