The Cartlodge is a converted timber framed Suffolk Cartlodge situated within the quiet and picturesque countryside of rural Suffolk. Approached by a long private driveway and surrounded by open fields, access to the accommodation is via the external staircase. Donkeys Rosie and Mollie and the sheep roam peacefully in the adjoining meadows. The Cartlodge makes an ideal base for exploring the countryside with the market town of Woodbrige and and the popular Sutton Hoo site just 10 miles away.

The Old Stables is a lovely two bedroom cottage converted to a high standard. The historic village of Needham Market has great transportation links via rail and road across the region to the coast, Cambridge, Bury St Edmunds and into London. Needham Market is a great central Suffolk location, from here it is quick & easy to get to see all the sights across Suffolk, from Southwold to Lavenham, Framlingham to Woodbridge you can explore easily from this historic and well connected market town.

Idyllic house and gardens on estuary

A beautiful large farmhouse, dating from approximately 1600 and listed Grade II, in acres of idyllic gardens and overlooking a mile-wide river estuary. There is direct access from the bottom of the garden onto the ‘sea wall’ along the river, for walks and wonderful birdwatching. There is a duckpond (fenced) by the house and chickens (collect the eggs), and a large summerhouse with veranda in the garden, as well as a paddock of alpacas!

Wainford Mill House, dog friendly

Wainford Mill House is a spacious riverside property opening directly onto the River Waveney. Step from the back door to a private footbridge, boat access and around an acre of riverside gardens with woodland, a wood-fired pizza oven and excellent wild swimming. Our converted barn is in a peaceful location and beautiful setting. In close proximity to a stunning local nature reserve and a short drive from historic Bury St Edmunds and Lavenham. The station in the local village of Thurston offers regular services to Cambridge and Norwich. The area has plenty of country walks,great pubs and restaurants, and the Suffolk coast is within an hours drive.
