Tolley Lodge, an idyllic place to stay, located on 180 acres of farmland, woodland and 400m from our spring fed lake. Own private garden, wood-fired hot tub and uninterrupted views of open pasture and the South Downs. There's plenty of logs for your own private hot tub and firepit (gas bbq supplied as well). You can also hire our WOOD-FIRED SAUNA; a perfect addition with a wild swim in our spring fed lake. Private sessions from £30 can be booked during your stay. Dogs are welcome on leads.

There is also a kettle and toaster, cutlery etc. Youngs garden stable block is on the edge of a charming old village in East Sussex, within striking distance of Bateman's ( home of Rudyard Kipling ) and many other historic sites such as Bodiam castle, Scotney castle, and many more. The village is approximately a 10 minute walk and has 2 pubs and a small supermarket.

Bexhill offers restaurants, galleries, antique shopping and strolls on the beach, all within walking distance. The Arthouse is 5 minutes walk away from the iconic De La Warr Pavilion with regular art exhibitions, comedians and musicians. The location is perfect to explore the Sussex countryside and neighbouring towns.

We are close to Lewes, Charleston Festival, Seven Sisters National Park and Glyndebourne. You’ll love our home because of the cosiness, the people, the location and the very comfortable beds. Our home is good for couples, solo adventurers, business travellers, families (with children), and dogs by prior arrangement, we love dogs as much as you do.

Sleeps 2 in king size four poster bed; with a roll top bath, shower and fully fitted kitchen, TV and fast wifi. Nearby free parking. Extensive recommendations for local businesses which we encourage guests to use. Towels and bed linen provided.

Escape to the Sea

Gorgeous, spacious, south-facing flat with stunning sea views, original features, and high ceilings. The sunrises/sets and moon reflections are breathtaking! In between St Leonards on Sea and Hastings, and 30 seconds to the beach! The bedroom has a king size bed and the living room a double sofabed. Bedding is cotton/linen washed with non toxic products. Flat is on the 3rd floor but not that many stairs and as such, sea views far from the madding crowd! There is free parking nearby

Stylishly fitted and eco-friendly, our detached, self-contained cottage is in a very rural location. There are no other holiday cottages on the farm. Situated in the High Weald Area of Outstanding Natural Beauty, on a sheep farm of 23 acres (which you are free to roam), this is a real get-away-from-it-all location. One of the most peaceful and relaxing places you will ever stay. With underfloor heating and a wood-burning stove you will be cosy whatever the weather.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
